WOW! Absolutely unbelievable interior designed Tuscan farmhouse FOR SALE.

My name is Nick Ferrand and I love Italian property, Italian architecture, Italian design and all things Italian. This week’s One Take Italian Property Tour is one of the best Italian properties have have filmed.

This wonderful property of approx. 985 sqm, immersed in the hills of the municipality of Bucine in Tuscany is on three levels and arranged as follows.

In the basement we find the first of the apartment of approx. 140 sqm, a finely restored suite consisting of a very bright kitchen and living area with access to the garden, a double bedroom also with exit to the park and a small hallway leading to the bathroom with bathtub.
A beautiful winter garden leads to the ground floor, where most of the principal dwelling of about 390 sqm is developed.

We find a delightful dining room that divides the two wings of the property; on the left wing there is the living room, which is very well-kept and equipped with a lift to go up to the first floor, a bedroom and a bathroom with tub. On the right wing, on the other hand, there is the professional kitchen with external access, a service bathroom, the technical rooms and the laundry room. On this floor there is another very large living area currently used as a common room.

The main dwelling is further developed on the first floor, which can only be reached by lift, where we find a double bedroom, the master bathroom and a beautiful walk-in wardrobe.

On the first floor, but through an external staircase, there is access to two other apartments.

The first, measuring approximately 140 square metres, consists of a living area with kitchen and balcony, from where you can reach a small courtyard, and a sleeping area with two bedrooms with shared bathroom and a master bedroom with en-suite bathroom and walk-in wardrobe. From here it is possible to enjoy the view of the pool and the garden.
The second apartment, measuring approximately 122 square metres, consists of a living area with kitchenette, bedroom and bathroom, and a loft reached by a very scenic staircase, where we find two more bedrooms.

Other buildings on the property are the studio-house, a 74 sqm annex located next to the pool on two levels. The ground floor houses a massage area with a Turkish bath, a service bathroom and a small storeroom, while on the first floor there is the studio.
The property also includes a 78 sqm dependence, on two levels, with a living area and kitchen on the ground floor and a bedroom with bathroom on the first floor.

Outside, the property is completed by a garden of 2713 square metres and approximately 1.4 hectares of land and features a parking area, various paved terraces, a loggia, an oven and a barbecue. The swimming pool, an infinity pool, measures 18×6 and offers a breath-taking view over the Valdambra valley.

STATE AND FINISHES

The property was completely renovated in 2018 with fine materials and a very refined taste. The wooden beams, typical of Tuscan tradition, and other elements have been enhanced and the property is fresh and very modern.

SERVICES AND UTILITIES
The property is provided with autonomous LPG heating system and the water supply is guaranteed by a well and the municipal aqueduct. The property also has air conditioning in the bedrooms.

USES AND POTENTIAL

The villa can be used both as a main residence and as a secondary home but also as a receptive structure thanks to its division into flats and all the comforts such as the spa area and swimming pool.

LOCATION

The property is located between Arezzo and Siena. The nearest village with all services is about 3 km away. Other easily reachable destinations are Castelnuovo Berardenga which is about 15 minutes (15 km), Rapolano Terme which is about 20 minutes (15 km) Arezzo which can be reached in half an hour (31 km) and Siena (33 km).

    It’s a beautiful house for sure but doesn’t feel like a warm home with great stories to tell.
    Feels kind of lost and soulless without any real character or identity.

The only thing that worried me some was the only access to the upstairs area being the elevator. I wonder if this should break down half way up what you would do.
