Garden Street Incident in Hoboken on Sunday Prompts Review of Short-Term Rental Policies

The Garden Street Incident

City officials said Hoboken police responded to reports of a disturbance at a short-term rental property on the 500 block of Garden Street around 8 AM on Sunday, October 18, 2026. According to information provided to The Hoboken Girl by city officials, officers arriving at the scene identified an adult victim of aggravated assault on the sidewalk.

During the investigation, officers received information suggesting someone might be barricaded inside the property with potential hostages. The Hudson County Regional SWAT Team responded to the scene and ultimately determined that no hostages were present before clearing the property.

Police arrested four adults in connection with the incident, including Oscar Cuatlacuatl-Xique, 18, of Longworth, Indiana, on charges of aggravated assault and prohibited weapons and devices; Erick Rojas-Ahuatl, 20, of Indianapolis, Indiana, and Ismael Cuatlacuatl-Xique, 19, of Longworth, Indiana, both on charges of aggravated assault; and Omar Ponce-Simon, 19, of West New York, on charges of aggravated assault and disorderly conduct.

They were processed at Hoboken Police Headquarters and then transported to the Hudson County Correctional Facility. Another 17-year-old juvenile from West New York was also charged with juvenile delinquency, whose identity has not been named.

At 12:55 PM, the Hoboken Public Safety Department posted that all roads in the area were reopened and the incident posed no danger to the public at that time. The incident remains active under a joint investigation by the Hoboken Police Department and the Hudson County Prosecutor’s Office.

Mayor’s Announcement

Hoboken Mayor Emily B. Jabbour released a statement later that day on the Hoboken Public Safety Department’s social media page addressing the disturbance and announcing plans to introduce short-term rental regulations. Mayor Jabbour said she plans to bring an ordinance to the next City Council meeting that would establish safety standards, hold property owners accountable, and give the Public Safety Department additional tools to monitor these properties and address issues as needed.

“I want to emphasize that the safety and quality of life of our residents are the highest priority for me, my administration, and our entire Public Safety Department,” the mayor said on social media.  Specific details about the proposed regulations have not yet been publicly released.

Short-Term Rentals in Hoboken

The city had already been exploring ways to monitor short-term rentals before the Garden Street incident. In May 2026, Hoboken issued a request for proposals for short-term rental monitoring and compliance services. In this proposal, the city was looking to adopt a tax on short-term rentals and was seeking a vendor to track rental properties and help collect the associated taxes and fees. Hoboken previously faced concerns surrounding short-term rental incidents, including an August 2020 fatal shooting at 300 Grand Street in an apartment reportedly leased for short-term stays.

The Hoboken Girl has reached out to the Hoboken Public Safety Department and will update this story if any new information is released.
