Sun Hung Kai Properties Sells Out First Batch of Garden Regency Units in Yuen Long - News and Statistics

Sun Hung Kai Properties (SHKP), Hong Kong’s biggest developer by market value, completely sold its initial batch of homes at the Garden Regency project in the New Territories during a weekend launch, as reported by agents. By 3:30pm on Saturday, all 138 apartments the company had released in the Kam Tin North development in Yuen Long were taken. The project, comprising three towers with 566 units overall, represents SHKP’s re-entry into the market following the early May debut of its Lime Spark project in Tsuen Wan two months earlier.

Norry Lee, senior director of projects strategy and consultancy at JLL, noted that it had been some time since a new Hong Kong project was introduced. The deceleration in new project rollouts occurred alongside expectations of rising interest rates in the latter half of the year, with developers anticipated to modify their pricing approaches to stimulate sales. Lee stated that a likely increase in interest rates would dampen the market, but for Garden Regency, SHKP had already set a lower starting price to mitigate the risks of a high-rate environment.

The initial price list for Garden Regency featured a maximum discount of 16 percent on the apartments. The units, measuring between 289 square feet and 412 square feet, were offered at prices ranging from HK$3.93 million to HK$5.88 million. Per-square-foot costs fell between HK$11,950 and HK$14,795.
