A stunning Devon cottage with rave reviews is just minutes away from one of the South West’s best beaches.

The Coach House, situated in Lympstone, is a 12-minute drive from Exmouth Beach, which has been voted the top beach to visit in the region this summer by LNER.

The study analysed beaches across England and Scotland using factors including sunshine hours, sunset times, sea temperature, distance to train stations, number of nearby fish and chip shops and positive ice cream reviews, alongside Blue Flag and Seaside Award status.

Each factor was weighted and combined to produce a final score out of 100. Exmouth Beach receiveed a rating of 68.2 out of 100, with Porthemor Beach in Cornwall in second place with 56.3 out of 100. Paignton Sands ranked third, with 52.2 out of 100.

One guest at The Coach House said they loved the location of the two-bedroom property, as they were able to make use of the regular train services to and from Exmouth, to places like Exeter and Dawlish and another said they loved that they had ‘exclusive’ use of the pool and did not have to share.

The property, which sleeps four and has one kingsize and one twin bedroom, has availabilty in June, August and October and is also available to book for the summer months in 2027.

One reviewer raved about the property, but did note they found it difficult to find: “Beautiful house, perfectly clean, amazing views over to the river Exe and beyond, great facilities, great owners.

“I booked this house as it had exclusive use (I.e no other holiday makers) of an indoor swimming pool. Went with our 2 Grandchildren and with bad weather most of the week, it didn’t matter one bit, as the kids were in the pool every single day and made for the most perfect week away.

“The pool is 4ft deep all over so really as safe as a pool can be. The owners are next door and on hand at all times and happy to meet you and help if needed.

“The only thing I would advise is a small sign at the entrance to mark where they are, even if only a balloon or noticeable garden ornament to look out for as Sat Nav suddenly lost signal 2 mins from the house. Thank you Judy and Andy.”

Another added: “The Coach House was very clean and comfortable with good hosts who made us feel very welcome.”

A third said: “Having the owners right next door was reassuring although not required during our stay. Plenty to see in the area:Would recommend Beer, Branscombe, Lyme Regis and, of course, the beauty of dramatic Dartmoor. The Diggers Rest at Woodbury Salterton serves good value, delicious food with very friendly hosts.”

Sykes Cottages states: “The Coach House is a detached property located in Lympstone, Devon. It stands in the grounds of a larger country house surrounded by farmland and views across the Exe estuary.

“The owners have carefully converted this original Edwardian coach house into a modern and cosy home away from home.

“It is perfect for friends and small families. Upstairs they have one double bedroom and one twin bedroom with a separate family bathroom and WC. It has an open-plan living room with a wood burning stove, a TV with Freeview, DVD player and WiFi.

“There is also a dining area and a small fitted kitchen, which opens out onto a paved patio with garden furniture and barbecue facilities.

“They have a 10m indoor swimming pool in a detached outbuilding a short distance from The Coach House. This property has views over the River Exe and has opportunities for walking, cycling and sailing on the Exe estuary. If interested in expansive scenery and wildlife Dartmoor National Park is half an hour’s drive away.”
