
Had this guy for like 3 years and over the winter he got super leggy like this. I've tried leaf propagation and they seem to grow roots super easily but after that they always promptly die and I've never had success turning one into a healthy plant. What's the best way to propagate leaves?
Also, can I just pick some lower leaves and then cut the stem off and stick a couple nodes in soil/water? And will the base part grow new rosettes? I would like to get some leaves turned into full plants before I try that (unless the success rate is higher) because I don't want to kill it.

Forgot to add that some of the lower nodes occasionally shoot out air roots but they don’t last long. Is there a way to encourage air root growth so it will take quicker when sticking in dirt?
Add a bit of gritty mix to the pot to cover roots and the the stem about 2 inches above, that it will grow back. Pop the leaves and prop them if you want and cut the head at top with 2 inch stalk let that callous 5 days, dip in water and rooting powder and replant it. Don’t water for 5 days.
