A major redevelopment project at the Westfield Garden State Plaza in Paramus is officially underway, bringing hundreds of apartments, retail space, and a new town center to the area.

Last week, Unibail-Rodamco-Westfield and Mill Creek Residential broke ground on the first phase of the mixed-use transformation, which includes 575 luxury apartment homes and a one-acre town square park. The development will span 13 acres and feature a central town green designed to serve as a community hub, officials said. Plans include a main street-style outdoor district with restaurants, shops, and services aimed at creating a more walkable, connected environment.

Initial work includes site preparation followed by construction of Modera at Garden State Plaza, featuring two five-story mixed-use buildings with 575 residential units and about 50,000 square feet of ground-floor retail, officials said. The development will connect to the mall via a pedestrian walkway and host concerts, festivals, and seasonal events on the town green, with future phases potentially adding a hotel, medical offices, and senior living. Officials said the project also includes sustainability features such as electric vehicle charging stations and improved access to public transportation.

Plaza Passage: Plaza Passage is a symbolic corridor that will connect the iconic Westfield Garden State Plaza with its next chapter as a vibrant, walkable neighborhood.
