We need a sewer line replaced (location indicated by red scribble) and this maple couldn't be much closer. I feel like it's probably an obvious answer but we'd love to save the tree… Is it possible? Or is she cooked
But it shouldn’t be there in the first place. Do you want to risk an unhealthy tree that is too close to your house even in the best of times?
I say make your peace with it and find a new beautiful tree to plant somewhere else that you can enjoy without all the risk.

I’d remove the tree and plant a new one elsewhere. Not worth the risk to its health once the sewer line goes in or your home. Silver lining – you’d open up the line of sight to that window and let more natural light into the house.
