Unfortunately the tree seems to be dying and I don't know how to help it. Over the past few days around 90% of the leaves have fallen off. I'm hoping it's not myrtle rust (the black spots are holes in the leaves). The other two trees are doing okay at the moment. I was thinking of pruning all the branches with dead leaves (assuming they're diseased) so the whole tree doesn't end up infected.
