What is this plant? My neighbor has a bunch of these growing in their garden and it has now spilled over into the sidewalk too. I’d like to cut a piece and propagate it if possible but I wanted to know what type of plant it is first. My guess is some type of succulent? This is in western North Carolina.

Looks like some kind of sage to me
probably stachys byzantina – lambs ear/woolly hedgenettle. not native to the US, but is planted widely as a horticultural staple. it can spread pretty quickly and aggressively which is why it got onto your land so easily, and it can be considered invasive in some areas.

It’s edible and has medicinal properties, too!
Lambs ear
Lambs ear
Succulent, no. Succulents have fleshy leaves. As mentioned this is Stachys, whose hairy leaves are to reduce transpiration/water loss from the leaf.
Great filler plant!! Easy! Fun, pretty!
Lambs ear.
Pretty pink flowers will come up on it later on in the season. Pretty tolerant of neglect.
I have several in my garden through out. I let it live because the flowers it produces are cute.
:0)
Lambs ears, not a succulent, easy to propagate and very nice to touch
If it’s the flowering kind, butterflies love it. (For some reason, the most popular hybrid barely flowers, if at all).
Sometimes bees will shave off some of the fuzz for their nests
I had a bed full of these in Virginia, and found that the bumblebees absolutely love the flowers!
I use it as a quasi lawn. The flowers aren’t bad in a vase either.
