
Buying this home in the southwest Fort Worth area of Texas, sod was laid rough 1-2 weeks ago and it is Bermuda. We have had super heavy rains in the area this year and the builders have moved the watering schedule to Monday and Friday 2x. Plenty of sprinklers (15 zones) so nothing with go untouched but just looking for help to make sure the grass they laid doesn’t have dead patches.

Go back in time 2 weeks and actually water it.
Fungicide and fertilizer. Most important fungicide but fert doesn’t hurt!! Scott’s disease ex is an easy Go To option. Keep watering and when it’s time.. MOW and mow regularly!! Yard mastery fertilizers is my go to.
Add bleach
Water at night for most of the water. Then mid day do a 30min cool down if water it will take in no time. Make sure you have proper coverage too.
Just tell them their sod died when you go for walkthrough and demand its replaced.
Water early in the morning and then late afternoon until it starts growing. Each area should get at least 10 minutes of a good soaking of water.
The garage looks nice, but don’t you want to post a pic of the lawn of the house? It seems like that would be more important.

My initial response would be this isnt getting watered enough. Should be 2-3x a day. Better to use less water but more frequently. Than heavy watering, less frequency.
Whoever was responsible before closing should be held responsible for its decline. BUT it’s Bermuda so just water and feed it and it will recover.
Doesn’t look like it was laid properly. Sod should be installed similar to bricks: row 1 – short, long, short, long, etc. row 2 – long, short, long, short, etc.
Helps ensure proper drainage. While new grass needs lots of water, you don’t want roots sitting in puddles. Should also water first thing in the morning.
I like how this dude is arguing against all of the rational advice (admittedly some of which requires a Time Machine) while posting a pic of half brown grass like it’s going to come back to life with a magic potion that someone will suggest on here.
Congrats on your new home! Pull that mulch a few inches away fronm the trunk of the tree. Sod looks shaky at best. I think you’ll be buying some to patch it but a lot of it will survive if you keep it well watered.
Water by hand and walk on it every day.
