  1. I love the outside, especially having the garage set back. However, because I live in the north, I’m not a fan of having guests enter right into the living space. A foyer, or at least bench/hooks would be great, as well as a daylight basement. Slab/crawl space just doesn’t help with cold temperatures. But if I lived in the south, this would be perfect

  2. Overall, I love it! However, I would close in one of the porches to make it 3 season, convert at least one tub to a walk in shower, add a coat closet near the front door, and (unless I missed it) add a closet to the second bedroom.

  3. I love this one except for a couple things. I would not want the w/s stacked. I'm to short and would want shwr in the main bathroom. Other wise, it's perfect!!

  4. This is a comfortable, traditionally styled house, and the only thing it needs is a traditional foyer with coat closet at the entry.

  5. These are my minor changes. The garage is a bit deeper to add the mechanicals. Walk in shower in one of the bathrooms. The back porch is larger and screened and glassed in for 3 seasons. And a fireplace in the living room.

  6. A house without a fireplace is unheard of! When buying a house, a fireplace is a must-have. Additionally, with just a few more square feet, the second bedroom could be expanded to include a bathroom. This would also mean the front porch would extend outward, creating a spacious, Southern-style porch that exudes a country charm.

    I believe every bedroom should have its own private bathroom, but at least the second bedroom should have one, which could be used as a guest room. Alternatively, the stacked washer and dryer could be placed next to each other, with a custom-built folding table over them.

    Another option is to convert the hallway bathroom into a laundry room and relocate the guest bathroom to the current laundry room location.
    The new location for the laundry room would provide the more storage space for linens and towels.

  7. Finally a cute small house w/garage. Even desert dwellers need to protect their vehicles from the sun and heat. Needs a microwave. Otherwise, perfect.

  8. I'd rework the living area & eliminate the dining area. This is my very favorite floor plan. Everything on my list. My style exactly.

  9. Beautiful but my angst is the entry door into the lounge so off putting could've put it elsewhere but not through the lounge where children or family sit and then others walk through toward the dining kitchen a bad design it's not for me

  10. Why put stick-out handles on the pocket doors, preventing them from opening all the way? And I can see the positive suggestions by others to improve the livability of this design. Plus, that back porch can easily be screened in for broader seasonal use. Overall, a very nice design! Well done! 👏🏼👏🏼👏🏼

  12. Love the garage and the porches. I'd enclose the back porch for a three seasons one. I'd want walk in shower in master bath.

  13. If you're going to install shutters, they should fit properly and be designed for all windows; otherwise, they'd be pointless.

  14. Perfect home for seniors, agree must have walk in shower. Would like a fireplace, smaller dining area to allow living room more room.
