Dave always overlooks the fact that there's a pretty significant number of us who'd be perfectly happy living in a decent mobile home, and would never build a house on that land. I'd sooner spend 30k on a nicer double wide than 2-300k on a house I don't need. The whole point is simple debt free living, not a high standard of living
Buy a tent
It is illegal to put a trailer or mobile home or tiny house on land that you own in most areas of the country. We are creating homelessness.
Essentially exactly what im doing now. Added to that i have no electric or water bill.
My wife bought a trailer in 2011 for 4k. She lived in it, her family lived in it…then she rented it to her sister, then we (now married) rented it to some great tenants for three years now….
Dave trying to upsell that kid into something he can't afford while a trailer is the perfect vehicle for paid off living.
Yeah, but besides paying for land and trailer, you also need to pay to get electricity/gas, water and septic. That by itself can cost up $100k easy.
We bought land, but now we try to save for utilities before moving with a trailer or a tiny house. And it's not going to be soon 😢
A manufactured or mobile home isn't a trailer.
Depending on the state, after a certain age of a mobile home, you cannot have it moved off the property except for it to go to being taken apart to recycle and dump and that price is very expensive. Learned that the hard way with rental property.
Dave is brilliant when it comes to this debt free living. If I could've listen to him a couple years ago. But now this information is a game changer.
There's not a dang thing wrong with having a trailer. At all.

Got a duplex at 21 using the rent from half to make the mortgage. Wanted the country. So I sold that and bought a chunk of land for $13,000. Spent 6 grand on a trailer and moving expenses. Stayed 6 years and saved up a boatload in mutual funds. And then bought a house that would have normally been out of my league. While I was not mortgage free, I saved up lots more for my retirement and had a good life!
Are you still have a lot of Dave Ramsey's books read them all but then I moved and put most of my stuff in storage and my storage was broken into and I lost almost every one of my personal finance books along with medical equipment and a couple items I had for my grandmother
But as I continue to watch these videos about mobile homes RVs dad he says depreciate most people buy some type of housing to live in it for them it is four walls and a roof for themselves and all the families you're not worried about appreciation they're making sure that their families are not living on the streets or in homeless shelters
I bought a almost 1200 sq ft two bedroom one bath home in 2013 didn't have a job then I still had my SSDI however prices were going up and my SSDI was saying the same so I should have gotten out of that house 5 years after I bought it but I'm stubborn and I tried to stick with it in 2025 I got rid of it I can no longer afford to maintain it because I still couldn't get a job because of my disability and I'm not living in an apartment with family at the end of July of this year I am seriously considering buying a mobile home in a mobile home park for right no
There is nothing wrong with buying and living in a mobile home there's nothing wrong buying I'm living in an RV and it certainly isn't anything wrong buying and living in a tiny home because these somewhere affordable housing is much better than living on the streets on homeless shelte I'm 58 years old and would love to live and buy a couple of acres outside the city limits where I live and do the whole farming mini farm sing but right now I can't afford it and I can't afford a brick-and-mortar home and I'd rather not go back to apartment living when my lease is up at all apartment now
"You could very quickly save up the money to build a house" – Huuuuh? Does Dave actually know what a house cost? And building a house means a CUSTOM house, not a tract home. This will take YEARS to save up for
You can resell a trailer many do.
I lived in a 1963 Aloha travel trailer, 13', for two years on my land while I built the house. Trailer was $250.
Not a high standard of living, but better than paying to live somewhere that you'll need to walk away from with no return on investment.
My dad bought a trailer just to be near his mom for a few years. Cost him somewhere between 15-20k. In a trailer park. After everything that has happened but it was close to her house and with what’s happened with housing prices?? It went UP in value to 250k. Still in a park.
Why the hate on mobile homes lol. I don’t see what’s the issue keeping the home up to date while years pass. 10k or less is steep. But I ain’t no expert
Dave never gives this idea enough credit. A mortgage has interest on it. A crummy trailer paid for upfront doesnt. Save your arse off and buy when you have it. In the end you've spent a lot less than your neighbours. Sacrifice now for a better future.
Or build the garage or garden shed first which could double as a tiny home to live in while paying off the land
There are plenty to offenced mobile owner defending their living choice in this comment section. Dave is not questioning the housing choice. I think some people get emotional and miss his point. All he is saying is mobile home is something that devalues with time just like car. It’s not like standard home which usually get more value with the time and you can make a profit when you sell it. That’s why recommend to put the less money on it… same philosophy he had with car. I had not problem buying a car for 50k cash. If i had to buy a mobile home, i will have no problem spending 50 k as well even if i known it will devalued. We all have different wallet, but it’s the rational here that matters…

mobile homes in parks- with rent space… in my area looking at $75k and up for a livable one. this is one area in which Dave is outdated or under educated.
Maybe he is not looking for the expensive lifestyle Dave pushes but rather a more affordable long term lifestyle.😊

I bought a trailer to live in while I was going to college. Sold it 4 year later for what I paid for it. I felt lucky to not take a financial hit on it considering it’s a depreciating asset. Definitely beat an apartment though.

Honestly if the trailer was going to be moved off of a piece of property you can pick up a nice used trailer for under 10 grand easy as long as you move it somewhere else
No it isn't Dave and that's something that a lot of people have to deal with.
