That looks like a white mulberry which is invasive in the US.
Keep in mind that those trees are most likely getting at least some of their water from runoff out of that parking lot.
My mulberry tree is filled with berries. Too many to try and eat myself. I did net off a few sections so the birds don’t leave me empty handed.
Mmm bugs.
