I’m in the process of buying a house (built ~1950-1955), and there’s a mature sycamore tree in the yard about 7m away from the nearest point of the house. The tree is roughly 10-15m tall, appears mature, and the base/root flare is slightly raised with some uneven ground around it. There’s no TPO.

When viewing the property, I haven’t noticed any cracks in the house or other obvious structural issues.

The soil is slowly permeable, seasonally wet acid loamy and clayey (based on soil maps).

I’ve spoken to a few arborists, but they’ve all quoted me for different types of assessments/reports at very different price points;- all starting at £300 + VAT. I’m not sure what I actually need versus what’s overkill.

I’d really appreciate advice from people who know more about trees, foundations, or older houses.

My questions:

  1. What risks should I realistically be considering with a mature sycamore at this distance?
    (roots, subsidence, falling branches, future growth, moisture change in clay soil, etc.)

  2. What type of arborist report is actually useful for this kind of scenario?

Basic visual tree inspection?

Full arboricultural report?

Something specifically focused on structural risk?

  1. If you’ve dealt with something similar, what helped you make an informed decision?

Also – should I just not bother with a report and instead get a quote to gradually reduce and eventually remove the tree?
