I want to keep this tree if possible, as I know wildlife lives in the dead top. If it’s a fall risk I will remove as it’s close to house. Thoughts? Red oak.

    I had a maple just like that that the city arborist asked us to take down. It’s basically a matter of when not if. Not sure if oak is stronger but if you get strong winds I’d look at getting it removed sooner than later. Ask the tree guys if they can give you a discount if they do it in the dead of winter. That’s what I did for a $300 discount.

  2. I’d let it ride for a while until it gets actually bad. Even if it’s completely hollow (which I doubt) it can still be very structurally sound. All the wood doing the real work is on the outside. Falling over completely would be due to root decay which I don’t see any indication of. Just keep an eye on the base for mushrooms that can indicate root rot. Absolute worst case scenario, it tips over on the house and causes minor damage. Realistic worst case is a big limb tears out. People overestimate the damage a tree can do in most situations. And this is no 200’ fir.
