I'm sure it's hard to tell from a couple of snapshots, but what is wrong with my tree? Bought this house a year ago and it seemed fine before. Still seems fine minus the leaves turning in July. Oh…and a big limb fell off on a clear day last week.

If you bought the house a year ago, you should have called an arborist by now. Since you haven’t, this is a great excuse to call one. No one is going to be able to properly diagnose any possible issues with your tree online, nor should you rely on free internet opinions to replace the work of trained professionals.

    Call an arborist. Good luck!

Looks like you have a Tulip Poplar being a Tulip Poplar. They are a fast growing, but structurally weak tree. The biggest issue is how large they get despite being weak-wooded. 120′ tall is not unreasonable for a Tulip Poplar and a happy one will grow 4′ or more a year. Much like a white Pine, you can expect an endless amount of limbs on the ground after storms. Especially if they have any co-dominant leads like yours there. Like holding a bowling ball at arms length while suffering from osteoporosis, eventually something will give out.
