A housing development featuring 130 new homes has received the green light as part of a new garden village scheme. Developer Esh will construct the properties at Burtree Garden Village in Darlington.

Darlington Council’s planning committee granted approval for the latest reserved matters application on Wednesday, following initial outline consent for the broader project in 2024. The site, located to the north west of Darlington, will feature a mixture of three and four-bedroom houses.

The Burtree scheme in Faverdale will eventually deliver 2,000 new homes across a 20-year period. Plans also include a new school, community centre, pub, and health facilities. The development will occupy former farmland close to Burtree Lane, Faverdale Industrial Estate, and the A68.

Public spaces and pedestrian pathways have been incorporated to link with the broader garden village infrastructure. A new access road connecting Rotary Way to Burtree Lane will be constructed alongside the community facilities.

Dale Morris, technical director at Homes by Esh, said: “Building on the success of West Park Garden Village in Darlington, securing planning approval at Burtree Garden Village is an important milestone for Homes by Esh. It reflects the collaborative approach taken with Darlington Borough Council and our wider project partners.

“As we continue to develop our roots in Darlington, our focus is on bringing forward high‐quality, design‐led homes that respond to local character while contributing positively to the long‐term vision for Burtree as a new, sustainable community.”

A report submitted to the council’s planning committee stated that the new housing would “add value to the local area and help add to the vibrancy of Greater Faverdale”.

The report further noted: “The proposed development will respect Darlington’s local character whilst creating a distinctive new community which is part of the wider master plan.

“The proposal accords with the principles of high quality design and looks to create a development which is carefully considered, health and well-being focused and will enhance it’s surroundings.”
