This guy has been happily growing in this 14'' x 18'' pot for over 12 years. I make sure to fertilize during the growing season, and I only water when the first 3 inches of soil is bone dry. Every year I get new growth at the top, and after a couple years, a lower leaf or two drops off as normal.

In the last few months though, I've started seeing the leaves (more towards the bottom first) become almost more brittle and showing more brown spots than before. The leaves are still a healthy green color, but I'm seeing more brown cracks and spots in the leaves where they've either been squished against other leaves or abraded somehow.

The plant looks healthy for the most part, but these I guess I would call them dried out areas seem to be spreading. Do I need to finally repot? Or could it be something else.

NOTE: Please ignore the shiny/wet leaves. I had just wiped them down for dust when I took these photos.
