We rent. I’ve already sent this to the property management to let them know the owner might want to call an arborist. In the meantime, my partner and I have a burning intellectual curiosity as to what happened or is happening here.

I don’t go into this side yard very frequently, so while I can’t say for sure that this is new, I certainly haven’t *noticed* it on prior trips through here.

    Looks like Bacterial Slime Flux, which is typically a non-issue. There is definitely a pocket of decay there, but it looks like the tree has almost completely sealed it up.

    Sometimes you only get BSF after a big rain and lots of moisture is moving through the tree’s vessels.
