It looks like rot to me. Is the soil dense? Does the pot have good drainage? You should definitely check the roots!

Both my jade and my gollum had that, you cut the rotten parts, there’s no saving them, use cinnamon powder or copper sulfate powder to stop it from spreading to the cuttings. Dispose of the soil and damanged parts, let the cuttings scar for at least a week before repotting. So sorry for your loss

Rot, take it out and repot in dry well-draining substrate and/or take some cuttings that are from a stem that is not rotting and replant them. It is so easy to propagate and you can easily save them.

When we moved into our house there was a jade tree left behind that was having the same issue. I cut out all the rot and now have 2 big trees and lots of little pieces on their way to becoming trees.

Snap the stems off with your hands rather than cutting. Like you do with asparagus. The plant is likely to naturally separate at the point where rot ends.
Repot in brand new soil and toss all the old roots and old soil.

I’d also scrub out the pot really well with soap!
