Future rental property, looking for a maintenance free, minimal water consuming option for the front lawn.
Any help, tips or resources greatly appreciated. Im looking for design ideas that is low maintenance and low water requirements. Concrete path is to ADU in the backyard. Location:Central Valley, California.

or, you know, hire a gardener with they money you’ll be making. real property has maintenance costs. that’s the long and short of it.
It’s very easy to define the responsibility of a tenant to mow their lawn in a lease.
Anything more complicated than mowing is maintenance that won’t be done. This will greatly increase your annual carry.
If you want something other than a lawn, consider charging more and including maintenance in the rent.
