It's getting worse and i do not want to lose this plant. I've had her for almost 2.5 years. An now shes getting these perfect looking circles all over her leaves. When the leave fall they have a weird black tint to the tip
Powdery mildew…I would unpot immediately and let the roots dry. You should spray an antifungal on it but it will ruin the farina on the leaves but PM spreads fast and you’ll want to treat asap keeping it away from other plants. Your media from what I can see looks gritty but either may not be gritty enough or is being watered too often and not able to dry fast enough. Thinner leave succulents are more susceptible to PM. Also, more lighting may help and some air flow especially if you have higher humidity where you live. Good Luck!
