A HOMEOWNER has been given approval after extending his garden as a new patio wasn’t built to agreed plans.
Monmouthshire County Council’s planning committee had to consider the retrospective application for approval of the change of use of agricultural land as more than five objections had been received.
Planning officer Andrew Jones told councillors: “The applicant had planning permission but it is slightly different to the approved plans hence the application for retrospective permission.”
He said the application only covered a small 360 square metres of the land at the back of Gavin Gerrish’s Ty’r Berllan home in Llangwm, some five miles south of Usk.
The committee also approved the retention of the retaining wall and rear terrace and patio as they have been built and Mr Jones said the garden will be enclosed by a post and rail fence.
The house isn’t within a flood plain or a nature or conservation area but Mr Jones said it is within the setting of the grade II listed Pwll Farm but there was no objection from the conservation officer and the distance was described as “substantial” with another home between the two properties.
Concerns about overlooking from the patio, and impact on neighbouring properties, were also discounted due to the distance between them and the topography of the land.
The application received unanimous approval.
