Iād first decide wether or not you wanna do anything to your space, honestly now is the time before it get too committed with your lawn. Though if grass is your priority then thereās a decent amount of work needed, Iām assuming this is the north side of the property so youāll have tons of shade, you can actually see the shade line and dead grass, so the question is what grass would you like and and if you wish to do a full reset or if you have a cost in mind, you could strip it out and resod it with a shade tolerant variety of st.augustine but itās pretty expensive. Alternatively you could do Bahia seed and mix it into the yard but Iād definitely remove as much of that thatch layer to get down to the sand for seed to soil contact. Because itās sand the other question is if thereās irrigation back there, if you really want a good full yard youāll need plenty of water especially since you have sand. Youāll also need to do a post and pre emergent treatment for the weeds and I recommend that sooner then later since itāll only get worse since temps are rising and weed seeds will be waking up.
