


I'm in zone 7B and had a decent back lawn before I got dogs and the extreme weather for my area. The house sits at the bottom of a slope, has a high water table, and the back yard floods in heavy rains. I have spent alot of money on water mitigation to direct rainwater to what the city calls a storm sewer. (French drains and a dry ceek installed before purchase; I have worked to maintain these.) I had to spend a ton of money on the crawl space, moving rock beds, and expanding the dry creek, so I cannot afford to install new French drains.
I overseed every year and even aerated one time. I have tried raking the leaves, mulching them, and just leaving them; it doesn't seem to matter. I have tried adding topsoil to low areas and it just washes away. I have exposed tree roots that weren't visible 5 years ago. I have tried perennial ryegrass and fescue mixes, weed and feed, etc. They grow well in the spring and summer and then by the winter I just have dirt.
I'm going to be contacting some companies to get some ideas, but I'm curious to see what you all recommend.

Do you still have the dogs?
Seems like your biggest challenge is getting something established. If it were me, I would do some basic ground prep and lay sod.
