Why not just call the cops when the damage was found and file a lawsuit to have Karen repair everything, plus emotional distress?
That would have solved everything and Karen would've learned her lesson all the same.

The karen in story one is so stupid she thought she would get away with destroying op's garden. I would have just called the cops as soon as i saw the destroyed garden and confront karen and record the conversation if she admits to destroying the garden.

I'll not understand why a wronged land owner waits weeks to take some action. I would take legal action the very next day after I'd found the trespass because if someone had the audacity to do what "Karen" did, no amount of discussion or compromise was going to work. #2: Lots of signs are usually there before someone screws you out of your money, don't wait to protect your assets. #3: Sounds like my mother's twin.

My friend had his girlfriend say at his place. She was an addic and stole 900 Dollard from him. He called the Reading Pa. police and the officer told him there was nothing he could do because she lived with him for a month so she could claim that as her wages for housework she did. In other words your screwed.
I had my constitutional rights violated by the Reading Pa. police officer. I didn't no my rights at that time. I do now. When we first complained about it. They told us a line of bullshit that sounded good.But they didn't do a damn thing about it. If I'd have known then what I do now I would have sued the hell out of the Reading police department and the officer. He did 3 illegal searches of my car and me once. All I was doing is waiting to pick up my friends from work. I was in my car just setting at the curb waiting for them. The owner of the place they were working accused my friend of stealing. Yet when they were searched they had nothing on them. I had just pulled up a few minutes before they quit work. I texted them I was there. I hadn't even seen them when this cop showed up. Found out later he was the bosses cousin.
As soon as you realized she was a karen you should have put up a 10 foot privacy fence.
