  1. I guess success is measured by each individual, not everyone considers that is wealthy. 😂
    All I can say is, one of my US properties is worth all of his aikiya houses combined. When it comes to cash flow, I'm perfectly OK with $200k+/- per week on 1 of my operation.
    It's perfectly fine, if one decided to build a life in JP and started with nothing.
    Not my cup of tea and no RE is not the only way. 🤣

  4. This guy screams weeb smh. Please don’t stay in Japan much longer. Foreigners in Japan overall are mega cringe and trying to westernize the rest of the world. The longer I watch this the more cringe this becomes. It’s almost like the colin guy is proud or bragging about taking the slow lane journey with 10 $2,000 homes in the span of 23 years. I wouldn’t take advice from this guy, Rich Dad Poor Dad is a motivational book that’s common sense? 😂 The book is a mindset shift masterpiece. You think that book is common sense? Then why is 99% of the world full of slow lane, rat race destined morons?

  7. I think he is giving good advice to buy yourself a place in Japan (if you move away you can always rent it out and then have the option of moving back later). I am interested in buying a place in Japan to renovate and use as a base, I will not qualify for a loan or be able to get approval for a rental. But if I own it outright I can rent it out for periods of time.

  8. I can only spend under $10,000 USD everything included, at most $12,000. More than that, I am at risk of burning what's left. I am guessing China people prefer buying New properties from developers, Condos with pool etc.. Not into heavy costs in renovation & throwing out stuff for $15k & more. In other words, they want everything already there, they just put the money on the table & sit back. Also, there is a risk of losing the investment to earthquakes & tsunami if they buy properties near the coast for the view. Also, China people now have no money or less than before Covid.

For a retiree, there is no retirement visa Buy a house and u still cannot get a one year residency permit I would only be in Japan 2 or 3 months a year once or twice I could always fly to Bali or the Phillipines or Korea to reset my visa. I dont care about capital appreciation or rent I can make far more in the stock market. It is just a cheap safe place to live in the countryside. Do this in Thailand, Vietnam and the Phillipines.

  13. Real estate is not just capital gains and rental income Long ago invested 650k in Tokyo. This makes it easy to borrow 400k Put in in a stock account use 200k margin and buy 600k Sell for 1.2 mil or more. Can trade 1 to 2 mil a month using real estate as colateral. I see this as better than capital gains or rental income.
