A serene 1,500 sq.ft. residence in Bengaluru, Avinya transforms the constraints of a compact plot into an open, light-filled sanctuary. Designed for a family of four, this home sits on a 30’ x 50’ site facing a quiet neighborhood park and anchored by a towering Spathodea tree. Rooted in Bangalore’s Garden City ethos, the house is a reflection of tropical modernism, merging nature, light, and thoughtful spatial planning in a seamless flow.

At the heart of the home is a sculptural curved staircase, not just a connector but a spatial divider that defines movement while adding elegance. A mix of large fenestrations, sliding glass doors, and skylights ensure that daylight reaches every corner, making the compact layout feel expansive. The palette is soft yet refined, using natural materials like marble, wood, and black basalt stone to create warmth and texture. Details like fluted risers, rounded wall edges, and custom wood screens add layers of visual interest while offering privacy. Architecture Saga’s design weaves in quiet luxury, spatial efficiency, and deep contextual sensitivity to its surroundings.

Avinya is more than just a home, it’s a response to urban densification, offering a tranquil haven amidst the city bustle. It revives the memory of old Bangalore through open verandahs, garden balconies, and a strong connection to nature. Every element, from the puja room to the terrace, is designed with intention, proving that limited space need not limit imagination. This residence is a quiet yet compelling narrative of innovation, intimacy, and enduring charm.

  1. Bangalore is truly the most beautiful city in whole of India by far, and i've travelled many cities during my early 20's working for a market survey company, specially the residential pockets, a true bliss.

  2. WOW…Where are you guys? I could only find Mr. Civil Engineer Vishal Geol who did NOTHING for my house . Took my money, never came back or returned it.

  3. Brilliant and truley asthetic design. Lot of emphasis on natural light and ventilation.
I seldom like those artificial PoPs and over use of LED lights in the name if design and interiors

  4. excuse me but architectures must know, 1500 SQFT is not a "Compact Space" in Indian cities, Its a luxury. even many so called architects can not affors this "1500 compact space" in Indian cities. This area is good enough for 3-5 members.

  5. Brilliant use of the space, Architect explanation is calm and clear. Very posh looking house with lot of elements. @Buildofy you should start giving approx. cost of the project.

  6. Why do builders think they own pedestrian footpaths? Elevating it to meet your garage height, building steep slopes – all the while preventing pedestrians in your own neighbourhood from having access to at-grade, continuous footpaths!

  7. Great concept of architecture..even in only 1500 sqft plot area…thts also useful for lower middle class family..by minimizing high quality material in finishing….💯

  8. Hi, will you be able to design a 30×40 south facing plot leaving the ground floor for parking, guest room and office room and elevating a 1BHK spacious living in the 1st floor with east facing door?

  9. The hell? i grew up in this area. It's Isro Layout. Thanks for the covering the area too a little. Lived there for nearly 20 years
