Work on the latest phase of Plasdŵr, a landmark garden city scheme in Cardiff, will start this summer under a joint venture between Edenstone Group and Codi Group.
The partnership received reserved matters consent to build 184 new homes at Porth yr Awen on Parcel 2C of Plasdŵr. The wider flagship £2billion regeneration project will eventually provide 7,000 homes across a 900-acre site in north-west Cardiff.
The Edenstone and Codi £55million development will help address strong local housing demand, while supporting Cardiff’s long-term growth plans, by offering homes in a mix of tenures. The approved scheme will provide 127 open market properties and 57 affordable homes.
Edenstone operations director, Chris Edge, said: “Securing reserved matters consent is an important step forward for our partnership with Codi and for Plasdŵr. With housing supply remaining under pressure in Wales, developments like this are vital. Our shared vision with Codi is to deliver high-quality homes that will enhance lives, support well-being and contribute to thriving, sustainable communities. The next major milestone will be work starting on site in the summer, with the first homes due to be released for sale later in the year.”
Rhys Parry, director of development (East) at Codi, added: “This is an important milestone for Codi and for our partnership with Edenstone. Plasdŵr is a key strategic site for Cardiff and this development gives us the opportunity to deliver high-quality affordable homes in an area where there is a strong demand.”
“As a not-for-profit organisation, our focus is not only on providing homes, but on shaping places where people feel a sense of belonging. Good placemaking is central to that, creating well-designed, sustainable neighbourhoods with green spaces and strong connections that support well-being and community life. Our aim is to help create a vibrant, mixed-tenure community that will stand the test of time.”
Porth yr Awen will combine modern housing with integrated green spaces and landscaped features to create a community environment.
The scheme will comprise apartment buildings and a mix of two and three-storey homes, which have been designed to reflect the architectural character and material palette set out for the wider Plasdŵr neighbourhood.
The scheme will deliver a mix of one, two, three and four-bedroom homes and apartments. Around 30% of the development will be designated as affordable housing. This will include intermediate rental and low-cost homeownership options, ensuring a balanced and inclusive community.
Edenstone is one of Wales’s largest privately owned residential developers, with mixed-tenure developments underway across South Wales and the West of England, while Codi Group, formed through the merger of Linc Cymru and Pobl Group in 2024, is Wales’ largest provider of housing, care and support services, managing close to 25,000 homes across the country.
