Conducted by outdoor living specialists White Stores, the study compared average house prices across 340 UK local authorities with Ordnance Survey data on the typical size of private outdoor space to calculate the cost per square metre of garden, reports our sister title London Now.

Emily Musk, buyer at White Stores, said: “Access to a garden is a non-negotiable for most people when buying a home, but it’s unlikely they are aware of the actual value of the land, so it’s interesting to see how the numbers vary across cities and regions.

“The analysis shows the average cost of garden space in Great Britain is now £823 per square metre, based on average private outdoor space of 332 square metres and an average house price of £273,695.”

“Whatever you pay for it, the desire for outdoor space is universal, and making that space your own is one of the real joys of homeownership.”

Croydon topped the list as the cheapest borough in London for garden space, with residents paying an average of £1,582 per square metre.

The average home in Croydon costs £408,013 and comes with 257.9 square metres of private outdoor space.

Bromley ranked second, with a cost of £1,614 per square metre.

With the largest average garden in London at 331.1 square metres and an average house price of £534,443, Bromley is also one of the most spacious.

Bexley came third, offering 240.2 square metres of outdoor space for £1,709 per square metre, based on an average house price of £410,560.

In fourth place was Sutton (£1,768 per square metre), followed by Havering (£1,804 per square metre).

Kensington and Chelsea was revealed as the most expensive borough for garden space in London—and the entire UK.

The typical property there costs £1,184,811 and comes with just 96.7 square metres of outdoor space, which equates to a staggering £12,252 per square metre.

All 33 London boroughs rank within the UK’s top 50 highest cost of private outdoor space.

In contrast, the most affordable gardens in Britain are found in Na h-Eileanan Siar (the Outer Hebrides), where the average property costs just £139,617 and comes with a sprawling 1,031.2 square metres of private outdoor space—valued at only £135 per square metre.

White Stores said it used the most recent house price data from the Land Registry, published on January 21, 2026.

This was combined with Ordnance Survey data on average garden sizes.

Each local authority’s average house price was divided by its average garden size (in square metres) to calculate the cost per square metre of outdoor space.

The study covered all 340 local authorities across England, Wales and Scotland.
