Hi everyone ,

Any idea what’s going on with this house I was considering ? The backyard is slanted and it seems like trees were uprooted but why does the yard look like something from the ground is pushing it upwards ? Can this be fixed ? How much would this even cost ? What would need to be done to fix this or at least even it out ? Could this lead to plumbing / pipe issues ?

    Few questions:

    (1) Do you live in an area (or is this home located in an area) that’s pretty hilly? It could just be the natural geography of the land causing this, if so there’s likely nothing you can do. The fact the fence slants down going to the back left of the yard leads me to believe the home is on a small hill or in a hilly area.

    (2) Is the home on Septic or was it ever on septic? That may cause that look that something is “bulging up” from the ground if it’s located in the backyard. I don’t see obvious signs of one, but it could be possible.

    (3) This looks like it could be an expensive project to even everything out. You’d have to factor in the amount of fill dirt, laying new sod, adding drainage since you’ll be changing the natural flow, then you get into things like having to readjust/replace the fence. This is before you even start fighting with the natural topography of the land.

    But to answer your question, I don’t think there’s anything wrong with this yard, no clear signs of septic, the grass isn’t showing wash out down the slope which tells me the natural flow of drainage is good and the yard is established. I also don’t see an obvious sign of septic or any obvious issues. The yard does need work, you should probably treat it, maybe spread some seed as you approach the warmer months and see if you can get the grass on track.
