This backyard went from a boring paver patio to an unbelievable outdoor living space! The existing patio had zero shelter from the sun, making it almost unusable. Top priority was a covered space which we turned into the outdoor living room, leading to an open deck with outdoor kitchen. The deck leads down to the pool deck patio and features a cozy little fire pit area. The other side of the patio serves as the dining area, covered with a simple pergola structure. Hope you like it, so many details I LOVED about this project!

  1. Respectfully curious: why do you almost always go ledger attached over freestanding? Seems like a lot of extra work, and creates the opportunity for water/rot intrusion to the home. Thanks.

  4. Nice looking end result, but it over shadows the house by alot. Also some of the most unconventional and quite frankly odd building methodology I've ever seen. Using foundation screws on the covered deck but re-enforced slabs for steps and seating had me scratching my head…

  6. What really bothers me is that you didn’t give it a proper foundation. Like if you’re gonna build a house extension like that, may as well pour a new concrete foundation to support the structure instead of a 4 flimsy drill in piles

  7. What the hell do they have for floor joists under that house, it looks like all they have are 1/4 inch I beams under there. Wait until the house stars to settle a little and the I beams begin to split

  8. WHY WOULD U NOT PACK EXTRA INSULATION? u may do good work, but do you care about your customer? How much does caring cost when u file u taxes and take a loss? good work, decent timelapse, poor management for not understanding how to give more and pay less. contact a proficient CPA or advisor to grow as a company.

  9. pressure treated seating is builders grade, this should all be block, otherwise its toast, costs less, but you pay more over time. i hope this is not their forever home.

  10. custom steel tv mount is epic though. great add! still wish the client would have preferred a more solid build instead of a flashy build, but budgets are what they are… i can just hear the buzz words feature wall, gas features, pergola outside cooking and seating area composite decking with electrical, but the words a builder wants to hear are hangers, insulation, breaker availability, whole home surge protector, block > pressure treated, hurricane proof, 2x needed floor plate anchors, a proposal for the outdoor kitchen in CAD to protect in inclimate weather, sloping in the area with a topo map provided, if u want to be ELITE or even Premier, these are the things you do. You as an OWNER should be at the courthouse, providing flood information or whatever hazards their home may be in (this allows an up sale in the future if you are able to do the work), its an upsell in some areas, yall are good, but far from from the name, because you are stranded in the builders grade + 1 upgrade area. where are the owners binders with materials used, warranty etc, you need a minimum of 1 person as an assistant project manager drumming up all this shit, and you as an OWNER need to know what to look for and where. If you want to grow or be the best these are your expectations. you guys all came from residential type construction, i would HIGHLY suggest you poach a COMMERCIAL APM (asst proj mgr) to run all your files on projects, accumulate this data, and provide at finish said binder and you should have every doc in every binder in order in a cohesive file on your hard drive. there is a LOT of room to grow here, all started and based on the hard work of your men, that is why spending 2 hours max waiting on batting to put behind the plate MATTERS. give ur guys a bit of PTO, buy them coffee donuts, burritos, whatever, make that time count that is unproductive into building a team, a family. put ur money where ur mouth is, thats how ur guys see it, and thats how u show them.
