I've had her since July and she was doing fairly well for a while then I started to notice spots/holes on the leaves and the stems started browning. The first picture is current and the last picture shows how full it was a few months ago. It is hanging at a south facing window (there is a huge tree outside blocking some light) and gets watered every 7-10 days or when it seems very dry. I cut off all the dead stems and leaves. The good news is it is finally flowering! Any advice to stop the browning stems and leaves? I suspect root rot but I'm not sure…

If you’re not sure about root rot, then pull it out and check the roots. But honestly it looks like a soil/watering issue. In picture two the soil is pulled away from the pot. It’s probably not absorbing water properly and probably depleted of any nutrients. the roots could either be rotting or being suffocated by the soil being hard.

Soil is hydrophobic and it desperately needs a repot

Are you watering with tap water? It definitely needs fresh soil, but I see a lot of mineral buildup in there.
