Iv been up and down the internet but can’t figure this out… Iv posted here before but I’ll try again w/some better photos…
-New to house plants so I bought this guy w/these spots on it. It’s growing great aside from the red spots and has even put on new growth.
Iv narrowed it down to 1 of 3 things but I’m not sure what it is. 1) Edema: Although I don’t think it’s this, but it’s possible I guess. 2) Spider mites. 3) Mold “Rust”.
I could be wrong on all 3 but I feel like it’s 1 of these things…
Please help.

So brown spots on FLFs can be due to inconsistent watering. With the more severe leaves, not sure. Something has to change, so I would start by repotting it with fresh soil. I use the FLF soil from rePotme.
While you’re changing out the soil, check the roots, make sure no root rot, but if there is, cut it off, spray with hydrogen peroxide.
Tanner the Planter has a great YouTube video on FLF care. Search for him on YouTube.
Has this been in direct sunlight recently? Looks like my FLF when it gets sunburned when outside for the summer. Or very close to strong plant lights? Don’t have enough info to advise. If. Ot burns it could also be fungal or bacterial. You could try copper fungicide. It doesn’t look like edema to me either.
Unpot and check the roots
Go to the root of the problem, you have to know what’s going on down there!
That very much so looks like rust fungus.
You can take the damaged leaf to your local extension station to have a plant pathologist diagnose the issue, if you can’t get a consistent answer from the internet.
