Over the last two years – the first two pics, I used the same seeds, Artimuss TTTF with KBG from Twin City Seed. Last year, I did a complete kill off using glyphosphate. The third pic was a mixture of the original sod and some off brand seed. The fourth pic is today from another angle.
I've tweaked my watering plan (arguably the most important aspect of this), fertilized using recommendations from VA Tech, and applied fungicides as directed. I stopped using all of the enhancements (RGS, liquid aeration, hydretain, etc) two years ago. I core aerate and apply compost/topsoil every two years.
I admit I use Milky Spore for grub control and am on my last treatment of 6. I'm not sure if it works, but I haven't seen any grubs since 2023.
I only use urea and ammonium sulfate that I buy from a local seed and feed store for my fertilizer, unless I recognize an actual phosphorus or potassium deficiency in the turf.
This is no where near my definition of perfect. I will repeat this process next year.
To me this is an art and science.

Fabulous. I will take any of the four pics for my front/side/back yard.
Love the stripes
Any particular reason you stopped RGS or did you just not find value in it?
I’d give anything for enough water pressure to run multiple sprinkler heads.
Lawn looks amazing man. Looks like you can go out there & lay in it.
