Kolter Multifamily, an affiliate of The Kolter Group, has broken ground on Alton Sarasota, a 256-unit garden-style apartment community located on 63rd Avenue near Prospect Road in Manatee County, approximately three miles north of University Parkway.
Positioned near several of Sarasota’s key employment centers, including Sarasota Memorial Health Care System, PGT Innovations, FCCI Insurance Group, and the University of South Florida Sarasota-Manatee campus, the development offers convenient access to I-75 and University Parkway, connecting residents to downtown Sarasota and Lakewood Ranch’s expanding business corridor.

“Alton Sarasota reflects our commitment to creating communities that combine curated design with strategic locations,” said Jeff Quinlivan, President of Kolter Multifamily. “This project offers residents the best of both worlds—proximity to Sarasota’s growing employment centers and easy access to its cultural and recreational amenities.”
The development will comprise three- and four-story residential buildings featuring one-, two-, and three-bedroom apartments ranging from 765 to 1,248 square feet. Units will include nine-foot ceilings, quartz countertops, stainless steel appliances, full-size washers and dryers, and nearly all will feature private balconies or patios. A central clubhouse will anchor the community, offering a fitness center, co-working office space, and a coffee lounge.
Alton Sarasota represents Kolter Multifamily’s fourth recent development within the Sarasota-Bradenton-Venice metropolitan area, following the groundbreaking of Alton Palmetto earlier this summer. The first residents are expected to move in by Winter 2026.
