I bought my mum some chilean guava plants recently. One of them arrived with what we thought was white discolouration to the leaves, but this has now spread quite a bit. There are also now black, flattish blobs on the leaves. I suspect something fungal but I'm not entirely sure! Whatever it is, the plant is starting to look unhealthy. I've tried spraying with SP Plant Invigorator and Pesticide (which is a surfactant based pesticide) to no avail.
Any ideas on what it could be or tips on managing?

powdery mildew?
I have a lemon plant with that ie powdery mildew. What causes it?
Powdery mildew is usually stress-related, most often when the plant is deprived of moisture. You can see it in mixed-country hedging across the UK in early autumn after a hot summer. The more shallow-rooted species (field maple, dogwood, etc) often have mildew, while the hawthorn looks as if life could not be better. So while your guava is neither native nor hedging, a bit more water and a bit of food, and I suspect it will deal with the mildew all by itself.
