    I’m no expert, but my first move would be removing the moss and cutting off any weak and dead branches.

    Congratulations on the home. I would remove it. Plant something to commemorate this day. (You’ll always know how old the tree is lol.)

    Now budget and wants. . you want something fruitful? Mangos give good shade and are delicious. .. a live oak is what I would plant. Love for ever but the first 15 years are critical for structure and shade for the how vs too much shade and mildew .

    Hope you respond I would love to guide you on ideas. I’m in Tampa so I’m familiar with our sandy soils, dormant season etc etc etc.
