So today I’m at a new construction community right here in Winter Garden. And when it comes to being close to your daily conveniences, I don’t know if this community can be beat in all of Winter Garden. This one is close to Disney and Universal as well. You have Winter Garden Village, just 3 minutes away from here, which is fantastic. So, lot to cover in this video. So, let’s go ahead and take a look. And so, welcome to Winter Grove by PY. Now, this community is pretty special because it is a boutique community that is gated. There is no CDD here. Now, this community, as I mentioned, is super close to Winter Garden Village, which has pretty much everything you will need. Target, Best Buy, Chipotle, a ton of retail and restaurants here. There are so many things just 3 minutes from this community, which is fantastic. To the Disney parks, we’re about 15 minutes. To Universal, about 25 minutes. into the airport about 30 minutes. Now, another special thing about this community, just 7 minutes to downtown Winter Garden, which is absolutely charming. Some great food options there. In my opinion, the best pizza in Orlando is at AJ’s Pizza Joint here. If you haven’t tried it, make sure you try it. That place is fantastic. The Hangry Bison, the Crooked Can Food Hall. There’s a lot there. Again, just 7 minutes away. So, as you can see, theme parks, airport, tons of places to eat and things to do, all close by to this community, which is great. So, today I will be showing you two absolutely gorgeous floor plans, and then towards the end of the video, we’ll go over all of the pricing as well. Now, before we hop in those home tours, if we haven’t met before, my name is Benny Olivi. I’m a real estate agent located right here in Orlando, Florida. This is five bedrooms, 3 and 1 half bathrooms at 2,631 square ft. All right, so welcome in. There are some beautiful upgrades throughout this home, and the backyard is really special as well. So, let’s go ahead and take a look. So, as soon as we walk in on our lefthand side, we’re going to have this beautiful bedroom here. Nice and spacious. two windows bringing in natural light and then also you will have a full on suite bathroom with a walk-in closet as well being this close to the theme parks right this room if you keep it as a guest room will be occupied pretty often so just keep that in mind this is a great place for guests to stay now as we progress further through the home on our lefthand side will be a half bathroom right will be our stair access and then we will land in our beautiful open concept and we have to start in this kitchen because The design work in here is really, really special. I love this backsplash. The color choices in here are very bold, but I have to say I personally really, really like this one. Now, just across from the kitchen, you have your dining room space, which will lead straight into the living room area here. Nice three windows bringing in some good natural light. And as you can see, just a beautiful open concept. Everyone’s included in the same conversations, which is fantastic. And then to extend on that, you have these sliding doors which lead into this incredible backyard space. Love the outdoor kitchen. Great places to entertain out here. This one is really nice. So upstairs you have this nice loft area here. Not the biggest, but also not the smallest. This one is a good size here. This will be bedroom number two with quite the theming in this space if you’re a Star Wars fan. This will be bedroom number three. And this will be bedroom number four. And just beside this one will be this full bathroom here. Stepping into the primary bedroom. This one is really nice and spacious. Beautiful views from this homesite. In the primary bathroom, you’ll have a gorgeous walk-in shower and dual sinks as well. This is the Rosland floor plan. This is up to six bedrooms, up to six bathrooms, threecar garage at 4,272 square ft. All right, so welcome in. There’s so much to notice as soon as you step into this home. The double door entry. Absolutely beautiful. Some great natural light coming in, even though it is a bit of a cloudy day here in Florida. And you also have this wow factor as soon as you come in with views from the first floor to the second floor, which the Rosland is known for specifically. Now, here on our left, take a look at this massive office space here. Two windows bringing in your natural light, and there is so much space in this office, which is fantastic. Just beside that, you will have this beautiful dedicated dining room space that can comfortably seat eight. And on our right, you will have what PY calls their wine cave as well. Now, the wow factor is when you step into this incredible main living area. Take a look. So, incredible open living room here with views from the first floor to the second floor. This feels absolutely beautiful and grand in here. And to accent that even more, take a look at this beautiful backyard space here. These slider doors open all the way up. you have that amazing indoor and outdoor living, which obviously the weather today is not showcasing that well, but 99.9% of the times here in Florida, the sun is shining. Just imagine a nice sunny day out there enjoying that pool and just that free flow of going from in to out is fantastic. Now, back in the home here, we have an incredible kitchen. If you love to cook or bake, look no further. This is absolutely spectacular. Tons of cabinet storage pretty much everywhere you can look. And on the side of the island as well, Winter Grove has a rare treasure here in Central Florida, which is new construction gas cooking. So, if you love that, I know you really, really love it. Beautiful built-ins and a butler’s pass through over here as well with a wine fridge. More cabinet options and a great size pantry as well. Over here will be your eat-in kitchen space that can comfortably seat five. And let’s hop back in that living room just one more time because the views are just that good. Now, beyond the living room, you will have what PY calls this space the game room. Pretty obvious to see why, but with this room having a full on suite bathroom and a closet, you could use this as a great bedroom as well. Now, directly in between the living room and the game room, you have this nice pool bath here. Now, upstairs, you will have terrific views from above. The open railing here looks amazing as well. Now, the primary suite you are definitely going to want to see. So, I’m going to save that one here for last. So, stay tuned for that for now. Take a look at this really unique bedroom setup. So, this is our first bedroom tour upstairs that connects via Jack and Jill to bedroom number two upstairs. For privacy, you have these pocket slider doors that can slide and give nice privacy as well. This will be bedroom number three upstairs. This one is nice and spacious with its own walk-in closet and full bathroom as well. Across from that, you’ll have this nice laundry room space here. And through these double doors will lead us right into the primary suite. And this one is a suite. So, in addition to this bedroom space, you also have this full retreat space here as well. And 1 2 3 4 5 six windows in this space, which if you love natural light like I do, hard to beat six windows in a primary bedroom. This is really, really special. And speaking of special, take a look through these double doors again into the primary bathroom with a gorgeous soaker tub, a nice walk-in shower, dual sinks, and not one but two walk-in closets as well. So, the Rosland, it’s obvious to see why this floor plan is incredibly special. Now, let’s go ahead and break down all the pricing for these beautiful homes. For the Imperial floor plan, the base price is $739,90 and the Rosland has a base price of 1,24,990. Now, your HOAs are going to be $240 per month and as mentioned, this community is gated as well. Amenities wise, you’ll have a community park and playground, and also there is no CDD for this community. So, as you can see, some beautiful homes offered here in Winter Grove. Close to a lot of the major attractions here in the Orlando area. A fantastic community in my opinion.
