A former West London beer garden and car park is set to be replaced with six family sized homes. Hounslow Council’s planning department approved the plans in mid-September. The site is next door to the listed Beehive in Feltham.
The six houses on Staines Road will be sold at market rate. This means there are none available for rent, and none are “affordable”. Each house will be two-storeys with three bedrooms, amenity and bin space. There will also be six car parking spaces, one per house.
Each home will also possess front and rear gardens. However, four of the houses will fall short of the council’s 60 sqm garden standard, offering only 40sqm. In addition to the car parking, the developers will provide cycle stores. According to council documents, the land has been under an enforcement investigation for alleged activities on the site.

The council says this pertains to alleged unlawful use of land for the sale of cars in the car park. This was confirmed by council officers on a site visit, and remains under investigation.
There were concerns about the pub potentially losing its beer garden and parking. However, council officers found that the pub will not be harmed, and the garden will still have seating space.
The pub’s kitchen odour extract system was found to be inadequate, something council offices considered as potentially affecting new residents. As a result, the applicant is legally required to fund a new extraction system before any tenants move in.
The homes will meet energy standards, with solar panels and heat pumps included which will achieve a 74 per cent carbon reduction. The developer will also have to make a £3,910 carbon offset payment.
No objections were raised by residents or local organisations.
