On September 26th, Zijin Chenyuan obtained the pre – sale permit.
This is probably one of the most noteworthy projects in the Beijing market this year. From the very beginning, it has taken an unconventional path. In the increasingly fierce competition, it has jumped out of the “math competition” that only focuses on the housing rate and decoration standards. Instead, it has made greater investments in the overall planning of the “garden”, thus creating the project’s unique characteristics.
Behind the “garden”, China Construction Zhidi is answering two questions: What exactly does the value of a residential community come from? Where should the money be spent to truly enhance the living value rather than creating marketing gimmicks?
Is it for “selling” or for “living”? Different starting points are the essential differences between different projects.

Start from the “garden” and enter the picture
A good project starts from the moment you reach the community gate and progresses step – by – step after entering the community. This is where Zijin Chenyuan truly elevates itself.
In traditional projects, the building blocks are arranged first, and then the remaining public spaces are filled with gardens of different themes. The gardens are regarded as the transition and color palette between buildings because “buildings” represent profits and gardens represent costs.
However, Zijin Chenyuan puts the buildings aside. The first step is to plan how to create the best – effect “garden” on this 140,000 – square – meter land. After creating the “garden”, it then finds suitable locations to “plant” the buildings without breaking the integrity of the garden. First, the garden, then the houses, with houses in the garden.

This change in the basic logic has created two major differences between Zijin Chenyuan and traditional projects:
First, “The garden is the bone structure of the community.”
The Zijin Chenyuan plot has unique natural advantages. It is surrounded by four major parks on three sides (Pingfang Park, Jingcheng Forest Park, Star River Bay Ecological Park, and Children’s Theme Park) to the east, west, and north, and faces Chaoyang North Road, one of the busiest streets in Chaoyang, to the south. The ecological, commercial, and transportation facilities in the area are highly concentrated. Zijin Chenyuan is also in a relatively independent position, making it very suitable for a residential area that combines seclusion in the city with tranquility in the midst of bustle.
China Construction Zhidi has grasped this point. On the basis of respecting the local culture, it has fully utilized the geographical resources. It uses the “inner garden” to echo the surrounding “outer gardens” of millions of square meters, extending the natural tone of the surroundings into the community to form an ecological closed – loop that integrates the inside and outside. Starting from the garden, it opens up an immersive home – returning journey of living and traveling in the mountains and waters, bringing a living experience of “being close to the bustling city when going out and hidden in a central city secret when entering” on the bustling East Fourth Ring Road. It reconstructs the scarce lifestyle in modern cities with the “garden”.

In order to eliminate the sense of boundary with the surrounding environment and maintain the consistency of the overall design, Zijin Chenyuan has even moved the community gate back from the construction red line and integrated it into the garden. Before entering the house, enter the forest first.

Live and travel, returning home is like visiting a garden
Second, returning home is like visiting a garden. The “garden” enhances the living value and achieves an ideal lifestyle.
The garden of Zijin Chenyuan has gone beyond the traditional concept of community gardens that mainly focus on functionality and ornamental value. It is completely creating a Chinese – style landscape garden. Its garden has two “mosts”:
The rarest landscape scale: The water area reaches about 3,000 square meters, the area of the eastern slope by the water reaches about 2,000 square meters, the cherry blossom avenue is about 120 meters long, and the width of the waterfall group is about 45 meters. The total area of the community garden reaches 45,000 square meters.
There is also the richest details. You can see various landscape forms such as mountains, waterfalls, lakes, streams, hills, forests, and gorges, and they are all real mountains and real waters. For example, there are 9 different expressions of waterfalls, showing different postures such as surging, plunging, and gentle. Another example is that in Zijin Chenyuan, just the theme of “water” has various forms such as streams, waterfalls, lakes, and beaches. The coexistence of houses and gardens creates a landscape garden residence
In modern cities, there is no shortage of space, but the scenes with a sense of relaxation are the rarest. Especially in the core urban areas, industrialized and commercialized content has almost “monopolized” the visual field. The utilization efficiency and functionality of space have been precisely calculated and maximized. Most communities and houses are no exception.
Zijin Chenyuan has taken the garden to the extreme to create a relaxed and warm landscape living space in the bustling city. In Zijin Chenyuan, time is stretched and the rhythm is softened. It builds houses with the concept of garden – making, not by piling up but by managing the breathing rhythm between humans and nature.
Zijin Chenyuan first “hides” its 5,700 – square – meter Chenya Club into the garden. The movement line in the club also passes through the mountains, waters, forests, and waterfalls, becoming a carefully planned garden – visiting journey.

The clubhouse in Zijin Chenyuan is of high – standard, with 24 functional spaces and is provided with star – level services by a team with high – end hotel service backgrounds. However, China Construction Zhidi has not deliberately highlighted this space representing the quality of luxury houses but has hidden it in the landscape sequence.
This is more intuitively experienced inside the clubhouse. Outside the window of the reading bar is a magnificent waterfall, outside the window of the fitness space is the “falling green” of the stepped cliffs, the yoga space faces the gentle “empty mountain”, the hot spring pool faces the secluded gully with flowing water, and outside the window of the swimming pool are rolling hills and forests. “One window, one screen; one scene, one realm”, visual enjoyment and experiential enjoyment are skillfully integrated.

The design of the garden and the residential buildings also follows the concept and method of mutual penetration and mutual achievement. On the building facade, in addition to the dry – hung stone, a large area of glass curtain wall is used, turning the building into a picture scroll. The sky and light are reflected on it, forming a landscape picture scroll of “cloud – traveling and scenery – harmony”.
This is the sophistication of Zijin Chenyuan in dealing with the relationship between buildings and gardens. It has gone beyond the shallow relationship of “matching” and formed a deep connection of “the coexistence and integration of houses and gardens”.

Entering the garden from the city is the first layer of opening the life in Zijin Chenyuan, and returning home from the garden is entering the next layer. Step – by – step, you “enter the picture”. However, the interior is from another perspective.
Product design, aesthetics, and the garden are the three aspects that best reflect the developer’s ability because they cannot be achieved quickly or simply by spending a lot of money. They truly reflect the developer’s internal strength and the project’s value orientation: Is it trying to create an industrial product that simply contributes to the company’s profit statement or a benchmark – setting and reputation – building “artwork”?
Zijin Chenyuan has made the “garden” the new standard for defining luxury houses and a deep interpretation of the lifestyle. In the interior part, it continues this logic, using product design and aesthetics to interpret what a truly scarce lifestyle looks like.
Taking the approximately 172 – square – meter floor – plan as an example, the curved corner windows and the large – width living room create a strong sense of transparency in the kitchen, dining, and living room spaces. The window – to – wall ratio can reach over 90%, allowing the scenery, sunlight, and wind to enter the room.
As many windows as possible are designed. Through the large – area French windows and high window – to – wall ratio design, the “panoramic French window” effect is achieved. On the one hand, natural light is introduced into the room, allowing the light to interact with the objects inside to restore the real colors and light and shadow. On the other hand, it creates a visual connection between the outdoor garden and the interior, bringing the owner closer to the garden scenery in terms of perception and turning the garden into an “inner yard”.
