My back yard was severely burnt with a lot of heat stress and fungus. I scalped it and scarified with the sunjoe. We had no rain for 3 weeks except on little storm. Sprinkler were ran 2 x day but I was not seen much germination. About 10 days ago, I gave it a good hit of fertilizer and then this past week we had some good rainy days and the new seed took off to fill in holes and existing grass took off. Using Speare seed from Ontario, I have had good luck with it but I don't get a nice dark green shade.
