We are trying to sell our home, the only issue we have heard from potential buyers, the hill. Everyone is terrified. We have 0 issues, it takes maybe an hour to weed whack, but people are going to people and are scared. We have 0 drainage issues, we don't have scary plants on it. Any advice- preferably with trees as we can get a good deal on them with planting. We are in easy TN. Any thoughts on how to draw eyes away from the… vastness or steepness (its not all that steep, our toddler loves it) would be greatly appreciated !!

I don’t know what anyone would be worried about beyond drainage … but the hill is there, no magic to make it go away.

Dig in a fire place on the “hillside” and put an outdoor area on the flatter part.
Terrace the hill maybe?
Giant slide going down the hill. If you can’t sell to the adults, sell to the kids.
I say you lean into it. Install a rope tow or short chairlift and some snow makers, and you’ve got yourself a small ski hill to operate. You could even loop your neighbors in.
Build a walk in root cellar
I’m not gonna lie, your post came up on my feed and I immediately thought, “I’d never buy that house.” I’m not even worried about drainage…I just wouldn’t want a hill like that for half my yard.

So, the concerns range from it looking bare, steep, drainage (no problems) we are trying to move closer to my work, otherwise we would never consider, it’s a new build 2022. They have built in drainage. Not trying to spend an arm and leg terrace/step wise as neither of us has time. We have put in sheets explaining how easy it is, cost to do it through others, that we let it grow a bit during firefly season and that it’s AMAAAAZING for snow sledding
No takers. Is there a space that makes more sense to put trees in? We did want to do a berm firepit, but if we aren’t staying, it’s a large investment of money and time

unless you’re trying to run a tobogganing hill, you need good drainage at the bottom and some kind of grading/landscaping. Consider a retaining wall or a tree

I did try to convince my husband a year ago to install various slides chutes and ladders style. We do have 3 evergreens planted zig zag towards the top- the basic thought was they would get big enough where the uphill neighbor is to add some concealment

Plant 2.5-3” caliper fruit trees and call it an orchard. The right people will see it and want your house in that sea of suburbia

I’d plant ornamental trees to hold up the hill and increase the value. That looks really steep on the last picture.
If someone lives in East TN they should be used to hilly/mountainous terrain.

I mean yeah, that’s going to be a bitch to mow and I don’t want to weed whack that. have a steep hill on my property about one fifth of that size and I just let it grow wild now.
I would want it to be terraced so it would at least be usable or aesthetic. If you were in New England I’d be putting in a poma lift and setting up a sweet little snowboard park.
Build a fence at bottom of hill and let Mother Nature have the hill!
NGL I would have a blast landscaping that! But if you’re not in it long term, then a wildflower meadow would be cheap and easy.
I just bought a house with a similar hill and love it! There’s a lot of opportunity to create magical little zones and a winding walkway to the top with a nice view!!!
We’re converting the top of our hill to native prairie with a little wandering philosophers path mowed through it and a nice little sitting spot. Prairie helps soak up a lot of rainwater, and the roots go 5-20 feet down to keep soil in place.
Our middle zone will be terraced out and surrounded with some trees and shrubs with a little pergola and hammock for relaxing. Also good for soaking up runoff.
Bottom zone is flagstone patio, firepit and entertaining, along with rain garden to divert runoff.

I would consider installing a fence where the hill begins. With a gate to let you out back … but it appears your backyard without the hill is still a solid size.
Maybe it’ll help people envision just there backyard space without the hill as a distraction. And then the hill is there as an option still too…
Maybe it helps them ‘put it the back of their mind’.
Put a retaining wall at the top of the yard to allow about 15ft of level ground. Put a pergola, firepit, and seating at the top so you can enjoy the view. Add landscaping steps up one side.
Nice homes built like this with zero space inbetween make me irrationally angry.
Whatever developer platted that subdivision needs to be in prison.
