western new york. have a tale of 2 experience going. did a full yard dethatch down to dirt, mowed low, overseeded fairly heavy with twin cities TTTF resilience II. johnathan green veri green for starter fertilizer. some areas i needed to level off with topsoil for base, seed on top and then compost. those areas are coming in great.
the other existing areas that are more clay base, the germination is significantly less dense on day 11. the compost is there to topdress but also begin to address the clay beneath.
i have irrigation and it’s been healthily watered. feeling like maybe too much at first so dialed it back. irrigation is uneven in some zones. some areas get a lot of water and others less. weather was cool week 1 and week it’s been all mid/upper 70s low 80s. majority of yard is full sun all day.
opinions on the patchy areas that have slow to low germination so far?
i expected it to be more widespread germination at this point. i have reached the nervous stage of did the seed not take well?
my existing grass has bounced back great. it’s lush and thick. approaching need to mow that to get it down a bit.

I aerated and seeded on Sept 6th also.
I have the same issue with compacted/clay areas that didn’t take. My plan is to use my pick and shovel to dig up several inches and mix compost into the problem areas and then reseed this weekend. I’m in northern NJ so similar climate as you. Good luck to both of us.
It’s been a heat wave here in Illinois, and mine is looking similar after day 10.
Give it time. Mine filled in well.
You’re in the exact same position as me 🙁
Illinois and my TC Resilience is looking almost identical. I’m going to hold off and let it ride.
That seed will fill in, it grows rhizomes underground which spread, generating more grass shoots. Have patience and keep watering.
Looks pretty good to me. Have some patience. Each blade of grass is going to mature into a patch 2” across, and fill in significantly more than you see now. You can overseed again next spring and fall, so don’t think you have to get things perfect this year.
