Offhand seems like she needs more water. A small pot like that you will probably have to water several times a week and may be rootbound.

If you have the space to move her into a larger pot that would help so you don’t have to water as much.

I have one outside in a large pot, it looked the same, just needed a bit of water and thrive. Mine is metre and half tall. They very strong plants.
A bigger pot is always a gd idea.
    Gd luck

It may need a bit more fresh air, put outside during nice days.. just an idea, mine loves it outside.

Does that pot have any drainage? Rubber ficus need a lot of light and infrequent watering. Let the soil dry out completely before thoroughly watering. Don’t mist, it only promotes rot and fungal growth.

Looks like it may be sitting in too much water? You can pull it out and check the roots to see if they’re soaked or rotting.

They love indirect sunlight, maybe it’s the spot

Mine had dying leaves and brown spots on edges, changed it’s position with lots of light but not directly and now is doing well

The thing w (ficus) Tinekes, due to their mutation they have less chlorophyll so they need more indirect sunlight than say a Elastica ruby would need.
