Unsure if this is just genetic, nutrition deficiency related, or fungus / viral. I have a few other avocados (the seeds may be from different plants for all I know) and all their leaves are a solid green colour. I have taken this one away from the others.

Do the new leaves start out solid green or do they always look like this?
Looks like you got a variegated avocado (I think it looks pretty cool)
Look up mosaic virus in plants. I’m not super familiar but that’s my first thought. Probably worth keeping it separated from any other plants.
