I want to check my drainage plan and see if I'm missing anything or if you have any better ideas. See photos after last major rain and we have been getting pummeled this summer. We just bought this house and as you can see, front of the driveway has already eroded. Our front sidewalk/yard is sloped towards the driveway and there is zero grading along the right side of the house as there is a sidewalk there. Connected to a landing by the side door and THAT is connected to a raised concrete patio. Basement is getting water in it as well as front foot of garage from this direction. Area a long this side of the house is narrow and we don't want to floor out nice neighbors yard. Street has no storm drains and the city won't allow us to drain to them anyway.

Thinking to:
– Install channel drain along front part of driveway that drains to an underground drain with pop-up spout to front yard. Planning to stick a giant water-absorbing plant there.
-Tear up the sidewalk up to the side door landing and install French drain which drains to back yard. Planning to put a rain garden there.
– Grade the soil on the whole side of the house as well as in front near the garage away from the foundation.

Our property is not large and we are limited on where we can drain to without the water impacting the neighbors. Does this sound feasible?

  1. You’re not going to like what I have to say because its costly but what I’d do is dig up that driveway and walkway and pour concrete to direct it to the street if you have no room on your sides. Have the driveway guys install downspout extenders under the ground and install a drain infront of my garage door for added measure
