SUMMARY
Newliston House and Estate is a magnificent Georgian Mansion designed by Robert Adam, intact with it’s entire estate of woodlands, policy parkland, formal gardens, farmland, and outbuildings that predate the mansion.

LOCATION
Newliston is located on Edinburgh’s urban fringe, only 10 miles from the city center, and 4 miles from Edinburgh Airport. Edinburgh, Scotland’s capital city, is renowned for its historic Old Town and famous skyline dominated by Edinburgh Castle, and the classical architecture of its New Town. Known globally as a financial centre and home to a number of highly acclaimed universities, it now attracts hundreds of thousands of visitors a year particularly during the month of August when it plays host to Edinburgh’s International Festival and Fringe, a cultural feast of the arts including music, theatre, film and literature. Situated between the confluence of central Scotland’s motorway road network, quick and easy access to all parts of Scotland could not be easier.

THE MANSION
18,146 SF, 5 Reception rooms, 13 bedrooms, 6 bathrooms, and a 3 bedroom self-contained apartment. Grade A listed Robert Adam Mansion. Despite its stately and imposing appearance, the main house exudes the warmth of being a cherished and loved family home.

A HISTORICAL NOTE

The estate was owned by the Dundas family for nearly three centuries, starting with Duncan Dundas of Newliston (Lord Lyon King of Arms), the third son of James the sixth Dundas of Dundas, in the 15th century. In 1669, Elizabeth Dundas, the last Dundas of Newliston, married Sir David Dalrymple. Sir David later became the Earl of Stair. Their son, Field Marshal John Dalrymple, the second Earl of Stair, was a sailor and ambassador who spent much time at Newliston between 1722 and 1742. During this period, he designed the estate’s gardens, water features, and landscaping, drawing inspiration from his time as the French Ambassador and modeling the grounds after Versailles. The design featured sunken fences, canals, ponds, tree avenues, a horseshoe-shaped drive, a ha-ha, a walled garden, and two lodges, all meant to complement a planned mansion by William Adam. Many of the trees planted during this time are still standing. The garden east of the house, featuring a central marble figure of Hercules and tree lined avenues forming a Union Jack (which can still be depicted from above), is said to commemorate their victory at Dettingen. Upon Lord Stair’s death in 1747, the estate was sold to Roger Hog of Cammo, a wealthy banker. He passed the estate to his son, Thomas, in 1789. Thomas and his wife, Lady Mary (Maitland), daughter of the seventh Earl of Lauderdale, resumed the project of building Newliston House with Robert Adam, son of William Adam. Although Robert Adam died in March 1792 before the house was completed, Newliston was thought to be his last country house. The wings of the house, considered in William’s design but missing in Robert’s, were added in 1845, designed by David Bryce to resemble Robert Adam’s work.

Imagine the year is 1795 and you stand in front of Newliston House. The vision of the architect is complete. You hear the 
clatter of carriages arriving from nearby Edinburgh for the festivities. You have 
danced and explored the mansion but the   ball has gone on too late. You might have 
to spend the night. As you venture outside the morning air is sweet. In the gardens 
workers bustle. Everything here is green the wildlife that calls this estate home 
draws you in as you walk further on. You discover the Bastion Wall: a quiet sentinel 
guarding the ancient forest, acres of policy parkland, precious water sources and so much 
more. You never want to leave. And you don’t have to. It’s 230 years later and almost nothing 
has changed, and for the first time in history Newliston can be yours. Join us on this adventure. 
Let’s go. Welcome to Newliston House and Estate. Now this classic Georgian mansion right behind me 
is one of Robert Adam’s final masterpieces. Now everyone in Scotland knows who Robert Adam is 
but for those of you who don’t, he was one of the   fathers of neocclassical architectural design. Neocclassical design is everywhere and as you look at this building right behind me you might notice 
some resemblance to the White House now this was finished in the late 1700s and so the White House 
was right around that time as well in fact George Washington was inaugurated in 1790. This was built 
in 1792. What really makes Newliston so amazing is this whole estate is intact it is 764 acres of 
intact estate that you can buy most houses like this have been pieced off the farmland’s been 
sold the policy parklands have been sold and they only leave it with you know 20, 30, 40 acres 
this is a opportunity to buy the entire estate in fact it’s never been for sale before. This has 
been owned by the same family that we’re going to learn once we’re inside the Hog family for its 
entire existence so that’s pretty exciting– tons of awesome history that we’re going to learn 
inside but let’s get let’s get right in. It’s a beautiful day in Scotland and I know we’re going 
to hear it in the comments you’ve made it on the   one day it’s beautiful in Scotland we know how 
to pick a market yeah we do yeah it’s actually really great weather really great food you got to 
visit Scotland if you haven’t it’s fantastic here truly now let’s look at one of the most expensive 
properties that you can buy in Scotland right now and one of the most gorgeous historical 
homes. But before we go inside I’d like to   thank Evelyn Channing and Diane Fleming at Savills
for the opportunity to tour this beautiful estate welcome to the entrance hall now normal homes 
have entrances or foyers mansions have entrance halls uh because you might be entertaining a big 
party and you need to welcome people in style and say goodbye to them in style you’ll notice the 
high high ceilings the Doric columns and we even have a wood stove here to keep things nice and 
warm when you’re opening and closing that door but now we’re entering straight into the drawing 
room now this comfortable room has these beautiful windows a nice sense of space but something I want 
to point out here is this applique that you notice well really all around the room we have these 
these were done by Lady Mary Hog she did these based off of a design by the architect Robert 
Adam they were sold at one point for the home to make roof repairs to free up a little bit of 
cash which was really sad but the owners actually found them for sale years and years later bought 
them and then restored them to the estate that’s very cool i love fabulous little piece of history 
so you might notice they’re a little bit faded and   dark but we actually have one right here now 
this is more what it would have looked like so applique is a special type of embroidery where 
you take uh wool and then you actually kind of sew   it on it’s almost more like um you’re creating 
a bit of a collage uh with the with the fabric as we continue on though I’d like to show you the 
extension of the drawing room that’s been turned into a ballroom now how fabulous is this this is 
on the extension of the home that was actually built in 1845 by David Bryce and it was done in 
exactly the same style to to match the home but this allows for a grand entertaining space they’ve 
had wedding receptions here they’ve had parties for up to 84 and even some Scottish dancing 
because this floor is what’s called a sprung floor so there’s a little bit of uh give to it 
could you give us Yeah I was gonna say could you   give us an example [Music] now we’re going to head 
straight into the study the the library but this is also Mr hog’s study we have a snooker table 
we have a wood burning fireplace and out here we just laid out this beautiful map and this will 
give you an idea of what we’re going to see later uh on in the tour here’s New Listen House you 
see how small it is this is 18,000 square ft we’re going to see all of this here today here’s 
the horseshoe drive the pond the bastion wall uh Policy Parklands there’s a lot to see 
here today so let’s keep the tour moving now just right around here we have the north room 
this is another one of the grand reception rooms uh we have these three gorgeous windows here 
that are looking north and one thing that’s really nice here is when you take in this view 
you don’t even know which century you’re in i mean there’s nothing that gives away you don’t 
see cars driving you don’t see telephone poles you don’t see any wires you just see sheep a pond 
and you know this beautiful grass it feels like we could be in the late 1700s when you look out 
that window it does it feels like a like a Jane   Austin novel and this room too so much history 
here we’re going to have to link to some of the the resources that we’ve been reading about some 
of the history here speaking of which uh this is Roger Hog affectionately known as Fat Roger 
he was the original owner of New Liston but actually before this house was even built his 
son was the one who commissioned Robert Adam uh to design the bigger New Liston 
house so very cool we have him to think now right here we have the grand staircase 
it’s lit by this window here we have super high ceilings that are absolutely gorgeous and 
I just happened to notice this piece here now take a look right up here what does this 
say sb Hog this was Steuart Hog 1906 had this made the things that are related to the 
hogs those could be negotiated into the sale   so I think that’s pretty cool uh right in 
here is one of my favorite rooms we have the sitting room so this is kind of an office 
we’re looking out uh to the south here we have great fireplace and it’s just a a comfortable 
room nice light bright cheery with its yellow color now let’s continue on another one of 
the cozy rooms is the kitchen so just down the stairs and straight through there nice for 
enjoying a a cup of tea there’s an a stove in there beautiful little room but this is one of 
my favorite rooms we have the laundry room we have these sinks maybe it’s because I’m from New 
York and I’m always looking for more space but what a great place to you know store a little 
bit of your extra things do your laundry keep   everything else tidy you can kind of put your 
vacuum cleaner everything in here i love it and then for the more handy folk here we have uh 
you know more of a workshop room so we have our saws we have our tools look you have the day’s 
worth of firewood here pretty great now are you handy Phil are you uh I try i try to be i try 
to be i can hang things on the wall anything my uh Wait you you’ve assembled some IKEA assembly i 
actually do know about that i can do what we call   adult Legos yeah yeah that’s all right uh now here 
this is what we’d call a mud room in the States they call a boot room uh here in Scotland but this 
is you know you have your tools i like how they have bikes here but this you can you can get this 
a little dirty not a problem so is it about time to head up the stairs and show you the bedrooms 
yeah what do you think Tommy i think so all right   let’s do it so interestingly there’s actually 
two staircases there’s the grand staircase and then there’s also sort of a uh secondary staff 
staircase now that’s right here but of course we’re going to go up the grand stair so let’s 
do it so we have a total of 13 bedrooms here with an additional small three-bedroom apartment 
that’s attached to the building and throughout the whole property there are an additional 44 
bedrooms mixed up in about 12 cottages that are all throughout the property and now we’re going to 
check out six bedrooms up here on the first floor one thing I really like is the logical layout 
here with some rooms on the north side and some on the south side and the windows on both ends of 
this nice hallway here our first bedroom here the green room is really nice we’re looking out at 
the horseshoe drive nice sense of space but my favorite part about this room is the onsuite bath 
so right in here love this colorful wallpaper and my favorite part is this amazing bathtub that’s 
so cool nice claw foot and this actually fills up in about 3 minutes divine i would love to 
take a bath in there and even better than that maybe is have a heated towel rack that keeps 
your towel dry all the time so pretty exciting but just around the corner we have the 
principal bedroom of the mansion now this room is super grand in scope these high high 
ceilings beautiful molding and a perfectly positioned bed now imagine waking up in that 
bed every morning with this as your view [Music] so there’s one closet over on this side 
of the room but there’s actually an   entire dressing room attached uh to the 
primary as well as its own on suite bath now this is a small kids bedroom that’s kind 
of facing north and here is the match to that room which is set up as a bit more of a sitting 
room and there’s something kind of interesting   about this room Tommy right now we’re above 
the north room with the bay window and you can see the outline of it with this window 
here but then there’s this closet which is kind of curious now this was the second window 
in the bay window and the kids bedroom that we just saw now that’s the third window so this was 
originally designed as sort of a Jack and Jill style closet for the two bedrooms so right here 
is the door that leads into that other bedroom so you’d sort of have a shared closet situation 
with the next door over which uh I think is kind of an interesting setup and I hadn’t seen before 
[Music] now here we have another one of these cupboards and this is the dressing room that I 
mentioned earlier off of the principal bedroom we have another small guest room and another 
great bathroom with my favorite cloth tub so now let’s head all the way to the other end of the 
hallway and we’re going to head upstairs to look   at a whole another set of bedrooms now these 
have a little bit lower ceilings and they’re only accessible via the staff staircase now this 
is because these would be a lot of staff rooms typically for a house like this you’d have to have 
I don’t know probably 10 or so 10 to 20 uh members of staff so they would be housed upstairs and in 
some of the cottages around the property so let’s uh go up and take a look now Tommy we have a 
staircase here with a very curious wear pattern does this remind you of anything that we’ve 
seen before yeah St charles it’s so cool to   you know it’s like it makes sense like in these 
old places where it’s like so much foot traffic has occurred over 100 200 years so I mean this is 
really interesting we’ll actually we’ll link to that video as well the St chartier video that’s a 
really fabulous property but uh it’s interesting   to see a similarity here so let’s head upstairs 
now we’re going up the staff staircase and it’s been a little while since there’s been live-in 
staff at New Liston House so up here needs a little bit of work and renovation honestly these 
big homes in the country always need a little bit of work and renovation but this could be a really 
nice opportunity for adding some extra bedrooms to the main house that I mean they could be a 
standalone rental they could be an Airbnb they could be extra rooms that you use if the whole 
estate was maybe rented as a wedding venue or for corporate retreats there’s a lot of opportunities 
for using this extra space and with a little bit of work I think these rooms could really shine 
so let’s head into one of them as an example here great i mean it needs some paint obviously it 
needs some paint you know some of the floors have have seen have had attention in some of the rooms 
so some haven’t but I’ll tell you what as you get higher in this building you get these great views 
a new perspective you know on this horseshoe drive you can see the hog statues and you can see even 
the mountains in the distance now we’re having a little bit of the Scottish weather here yeah 
i mean look how’s it how is Scotland so green that’s true that’s true exhibit A but you know 
I bet this is going to clear up in half an hour   or so and we’re going to it’s going to be just 
glorious again so you know it is fun some of these uh the details in some of these rooms that 
you could restore and keep like for example   right as we head into here this bathroom I 
imagine renovating this bathroom and Tommy take a look at this i love this whole toilet 
this toilet is hilarious but it really would   be you know it’s like a It’s like a standout 
piece there yeah it’s Yeah timeless timeless so let’s go up to the roof here soon 
and we can take a look at the whole estate maybe not quite all of it but we 
can really waypoint a little bit of you   know the different places we’re going 
to see on the rest of the tour because uh we got to you know we got to get busy getting 
around this huge you know 700 plus let’s take a let’s take a tea break let the let the rain 
calm down and we’ll we’ll bring you out on   the roof that’s a great idea so down to the 
kitchen for some tea sounds good all right [Music]
[Music] all right and now we’re on the roof so from here 
you get a really great perspective of the property we’re looking now to the north over the pond 
and the policy parkland beyond that we have some woodland and we can’t even see it it’s so 
far away but we have a bastion wall up on the north side of the property on either side 
of the main house here we have gardens we have the walled gardens over on this side 
and we have the Hercules garden over here now here we have this beautiful lawn the horseshoe 
drive and scattered throughout the property are 12 cottages like additional residences uh that some 
of which are currently rent uh currently rented all the way do you see the aqueduct all the way 
there Tommy the property goes even a little beyond that so this is pretty amazing what do you 
want to see first i mean we we got to see the gardens let’s go let’s go check out the gardens 
let’s head to the gardens okay great [Music] okay now let’s take a look at the walled garden so 
these walled gardens would have been the original sort of kitchen gardens for the mansion so all 
the vegetables and herbs would have been grown in these walled gardens on our way there we 
have a beautiful path lined with trees it’s really nice right now but in a couple of months 
Tommy when the the leaves are on all these trees it’s just a beautiful beautiful path so let’s take 
a look tommy did you ever read the book The Secret Garden no no okay i have not well this really 
has that that feel to it um I mean it’s it’s more maintained than The Secret Garden was uh maybe 
towards the end of the book when you know it’s   been all fixed up but it’s this is just there’s 
something about this garden that is just the possibilities in here like I mean first off look 
look how big this is it’s huge i would plant all kinds of fruit trees in here i would leave some of 
it like this because how cool to be able to bring a soccer ball and kick it around here and like it 
feels kind of protected and peaceful uh there are apple trees and plum trees in here uh and then 
some beautiful kind of more ornamental trees that we’ll see here uh these are all uh u trees 
here and at the end here uh that’s a Lebanese cedar tree so it’s really gorgeous and it’s kind 
of cool how it you know it kind of frames this sundial which predates the property and is really 
a cool historic piece i love this little face here and just all the you know the the etchings and 
the the numbers right in here it’s like sort of concave it’s just I you could probably have a 
whole video on just that sund dial there is 250 times this acreage on the whole property so we 
just did three three acres of 764 so we got to keep it moving yeah exactly all right but yeah 
let’s head up to see the Hercules garden next so Tommy I think you found a nice little path 
around the corner here i love it and it’s just   there’s so many great ways to get around the 
property truly as a kid this would be a dream so we’re going to be coming up on the north side 
the north facade of the property and it will give us a really nice uh perspective and view of uh 
this neocclassical architecture so as we look at the home you can see the beautiful symmetry 
of it the windows and the columns so it really has that sort of stately look about it it really 
does i feel like from this side it really does remind me of the White House like huh yeah yeah 
but what I imagine could be really nice here is a wedding venue i could really just already see 
all the seats laid out i could see you know the the bride and groom taking photos right there 
and you have such great access to that ballroom just you know from right right here indoor 
outdoor you know on a nice summer evening well Phil you you’re getting married 
pretty soon aren’t you congratulations thank you not to call you out on camera 
here but yeah uh maybe it’s here maybe   we This would be fabulous i’d love that uh 
we’ll look into it Tommy we’ll look into it great great uh you’re invited of course oh 
thank goodness save the date well thank you but now how about this garden so we call this the 
Hercules garden and it’s laid out in these long strips that are actually the design of this is to 
mirror from above the Union Jack flag so you know think about the amount of care that would have had 
to been put into this when you’re planting all of these trees and laying out these paths uh it’s 
just it’s it’s really cool but really it’s the trees that uh that stand out so we have uh bald 
cyprus uh we have alder trees here there’s some u trees um yeah there’s and Hercules and right 
in the middle defending the garden is Hercules so that’s a beautiful marble statue and uh one 
thing that’s kind of kind of nice and interesting is the owners have agreed to to leave all the 
statues on the property uh with the sale so if you buy if you buy the home then it comes with 
Hercules so we have nine of these paths that we could take but I’d suggest that we go straight 
down here Tommy because we have a really fun   uh one of the oldest buildings on the property 
the dove cot so this dates back to the 1500s and it was where they would uh keep keep doves and 
this is the second largest dove cot in Scotland but you can see this sort of example of 
this crowststepped uh roof line that is   really signature for Scottish architecture of the 
time also the facade of the building it’s these kind of rough huned stones that were they were 
kind of using what they had and then the more uh regular stones were on the on the corners on 
the outsides so it’s really nice and now this is a three-bedroom uh residence so they converted 
this to a little a little home so cute i love it now just around on this side we have some 
beautiful U trees really yeah so English U and now we have another pretty amazing tree i 
was going to say I’m just going to keep going back because look how some of you might be able to 
identify what that is but Phil so this is a giant sequoia which you know is not native to the UK but 
they actually brought these in and they’ve thrived in the environment there’s more than half a 
million giant sequoas now in the UK and uh they’re so lucky to have one of them here on the property 
very cool but we’ve still only seen a tiny little portion of it Tommy and uh I think that in order 
to speed up our process we got to hop in the car and drive around a little bit what do you think 
i think that’s a good idea if we’re going to see   the rest of it okay so now we’re going to head to 
the coach house which is where your horse carriage would have stopped you know and let you out so 
you can go to the mansion how cool is this Tommy so this uh does predate the the main 
house as well there is a bell tower   here that Lord Stair used to sort of tell 
his troops when to you know when to get to work and we can actually drive right into 
the court the the courtyard which is cool okay now we are in the courtyard of the 
coach house there’s a couple of little cottages associated with the property that are 
rented out we have the stables over here and then just behind me is a building that houses 
a commercial kitchen actually and so they’ve previously rented this to cookery schools and 
I think it’d be great for the next season of The Great British Bake Off oh my gosh I can 
already see the giant like white tent on the   front lawn it would be great it’d be perfect 
yeah I think it’d be really nice here so next up we’re going to see uh just down the road is 
the garden house which is where the gardener uh of the property would have lived so 
let’s head down the road and take a look so this is a pretty nice big house for 
the gardener it’s five bedrooms there’s a sitting room that has a nice view of the the 
fields here makes me want to be a gardener and live here cool well where are we off to 
next okay so next we’re going to head up uh to the uh woodland and then we’re going 
to check out the Bastion wall okay yeah let’s head up all right sounds good a just learning 
they’re so adorable learning how to run got them [Music] continuing on in the property 
we have our very own forest which is super cool but first have to get past this little 
gate it’s so cute i love it so imagine having a property so big that you had your own forest 
that you could do with whatever you want i mean   this is really pretty amazing let’s get in 
a little deeper and see what it looks like we’re deep in the forest of New Liston now if I 
didn’t know where I was right now I might think   I’m in the Pacific Northwest you know we have 
evergreens but we also have deciduous trees this is a really cool forest it smells nice 
we have this earthy smell just feels really peaceful in here with all the the moss i’m glad 
I have my wellies on because it’s a we’ve had some rain but it’s a really nice green lush 
forest now there was originally a whole team of gamekeepers because they’d have you know 
formal hunting here uh but now it’s a little more natural they’re not stocking it with 
animals but there are still pheasant here there’s hair we saw some deer uh in addition to 
the livestock that they have on the property so it’s a really cool natural feeling here how are 
we 10 minutes from Edinburgh right now you know   this is I know it does not feel like it let’s 
get on with the tour and see what we can see so this is a great example of the bastion wall I 
was talking about that Lord Stair had his soldiers uh make while they were stationed at the property 
right here we have the farmland that is also owned uh by New Listance this is part of the estate here 
as well there’s hundreds and hundreds of acres of   farmland as well which they currently lease 
to local farmers and they create significant income for the property it would be a lot for 
one person to do yeah it sure sure would but this makes for a really nice walk takes about 
oh you know it probably take about an hour to to walk all the way around the property and 
this long beautiful wall here is just it’s really it just gives you a sense this is just a 
short section of the property here this wall and uh then it it wraps around at one point 
it kind of juts out a little bit and it   encircles the north end of the property so 
a really cool feature here at New Liston we’re on the west side of the property now 
following along the bastion wall on this side   but we have something really special we want to 
show you so just now coming into view you can see New Listen House and you’ll notice that there’s 
been very uh distinct and deliberate cutings in all of the trees here to create a perfect sight 
line all the way to the house but why would they do such a thing if you look this way then 
you can start to see there’s another beautiful manor house here and they created this so that 
both houses could have perfect sight lines to   one another i like to imagine that maybe the 
kids in the houses knew each other and and they you know asked their parents “Oh could 
you cut these down so that we could you know   somehow communicate we could know when uh when the 
other one was going to bed something like that.” There was some fun communication that was going 
on between these candle light or or maybe a a a   can with a very very very long string attached to 
it maybe yeah let’s get to the next piece of our tour here we are in this beautiful policy parkland 
and we have uh some sheep here some friends hello yeah hopefully they’ll let us pass on on the road 
here yeah they seem I think enough i think they’re pretty nice u but these policy parklands are kind 
of characterized by pasture but then with mature trees as well so it’s a really beautiful setting 
for for sheeps to enjoy and thrive also you might hear one other thing which is a small plane 
going by this is actually within 15 minutes of uh Edinburgh airport which is fantastic there’s 
so many direct flights coming in so you know if an owner uh you know wanted to be in London you 
could be there within 3 hours from leaving your doorstep so it certainly was convenient for us 
to come here uh for this film shoot compared to driving for hours and hours like we sometimes 
have to do to get to uh our locations so as we reach this clearing we have a beautiful 
backdrop of the mansion it really has that uh feeling of a Jane Austin novel from here 
looking at the at the house it’s really gorgeous what I’d love to do here is in the summer lay out 
a blanket have a picnic here you know you you’d have the picnic you’d have the sheep and uh it’s 
just nicely nestled in between the more rugged woodland here and the beautiful pond we still have 
a lot of the property to show you so Tommy you ready to get back to the car i I kind of want to 
stay here a little longer but let let’s get going i want to take you to a couple of 
my favorite cottages so they’re just   around the corner you ready 
yeah let’s go let’s do it what are some fun facts about New Listen sure 
well there are 27 varieties of daffodils on the property we’ve seen a lot of daffodils uh but 
there’s actually 27 varieties it is gradea listed now there are 47,400 listed properties 
in Scotland but only 8% of them are grade A listed so that means that it has 
outstanding uh architectural interest and uh Wait hold on phil sorry to interrupt can we 
say hi to our friends yes absolutely uh Tommy so you know about you know about horses can you 
tell us about Yeah I I mean uh it’s been a little   while but Oh I can tell you they’re cute so we 
are going about to look at these cool little cottages and they were the original cottages on 
the straight drive all the way up to the mansion   so it was kind of actually like the um the Dunbe 
Castle drive taught me that we we filmed yes um one of the reasons they may have changed it is 
because there was a toll on the main road and uh Mr hog apparently didn’t want to pay the toll 
so he may he changed where the drive was but that’s not known for sure it could also be that 
it was just more in fashion to approach the house from a different angle so another fun fact there 
is a stream on the property this is the Brocks Burn and there’s actually another one the Nidri 
Burn that’s on the north end of the property so   plenty of good water maybe let’s get out here 
and just take a quick look at these uh at this uh little uh creek and the lodges okay so just 
behind me is that long straight drive that I mentioned that would have led all the way up to 
the estate the estate continues even beyond the A89 highway there all the way to the aqueduct 
and there’s a set of buildings called the Ha Steading that is some really cool historic farm 
buildings from the Scottish improvement period uh those are listed as well and part of the estate 
but as we continue on you’ll notice we have our very own little stream here so this will uh get 
as high as 4T depending on the season so it’s uh it’s actually a pretty uh pretty good source of 
water for the property so now we’re coming up to the lawn park cottages now these two cottages were 
originally uh what Lord Stair had built to sort of defend that long drive up to the uh the main house 
before New Listen House as it stands now was even built but now they serve as really cute little 
residences you can see we have a a greenhouse we have a little garden and just the nice little 
slate roof twostory cottages like they’re just very cute i imagine that uh I’ I’d love to to stay 
in one for you know a month and live my country life out here this one’s occupied but I think 
maybe the other one maybe there’s a a possibility   there so there’s kind of a matching mirror one 
right on the other side but speaking of cottages there’s a really nice one right as you enter the 
property that kind of looks like a little mini castle so I think that one we have to hop back in 
the car for so let’s get back in the car and head   over there all right sounds good so Tommy we’re 
coming up on a really cool feature of the property here that retaining wall right there is called a 
haha and the reason it’s called a haha is because haha okay is because from that side you actually 
can’t tell there’s a wall so it was built with the grass slopes up and as you get go away from 
it it looks like a continuous line of green but there’s actually a wall there so you could sort of 
stumble across the wall and be like haha you know that’s what it’s called that’s why it’s called I 
did not know that yeah so this property is full   of haha uh so that it makes it look greener and 
that there’s fewer breaks in the greenery than there actually is so cool feature awesome 
let’s drive by the ha all right let’s do it all right so we’re just coming up on the East 
Lodge which it’s one of my favorite property you know cottages okay it’s my favorite all right so 
here we have the East Lodge now this is a really cool piece of Scottish architecture here we have 
the the turret going up obviously and on the roof you can see the crow stepped coping stones and 
they lead down to the bottom corner that’s called a skewut the one with the interesting shape now 
when a builder would finish a building sometimes they would sort of sign the skuput with a little 
you know their name maybe a message and the year that it was built so that’s really cool we have 
a really grand entrance here that you go through trees on both sides and it’s almost like as 
you drive through here right as you enter the property your stress levels just go down because 
you can feel the history you can feel the space the greenery and you’re just leaving the road 
behind and you’ve arrived at New Liston well Phil should we uh head back to the head back to the

  2. Fabulous place but like a lot of properties of this nature in Scotland there are three problems. Net Zero, Scotland’s stamp duty and the SNP.

  7. I have a question: if someone were to buy this property, would they have to keep the wall paintings? Or does the new owner have the freedom to get rid of them and put up their own decorations? Thank you.

  8. Great big estate, but when I look at the maps I don't see a big forest on that property. Mainly plain fields. 764 acres is a huge piece of land and I don't want to know how much it costs to maintain that. I wonder if all of the estate is private or if there is some sort of easement and other people can use the roads or enter the property.

  9. £15m for the estate & at least the same again to refurbish everything. Billionaires only need apply. Like so many such estates, it's been a long time since the families who own them could afford the necessary upkeep. No doubt that's why this one is now for sale.
    It could be spectacular, but only at spectacular cost.

  13. I think that’s a deal for that amount of land and history. Also, I think it should’ve been at least an hour or more to show more of the property being that is being so large should be up be a part 2.😊
