Tucked high in the Dorset Downs on the U.K.’s Jurassic Coast, Chedington Court is the kind of English country house that makes you do a double-take.
On the market for £9.95 million (about $13.5 million) with Blue Book Agency, the Grade II-listed estate is equal parts historic manor, high-spec retreat, and private garden paradise. Set on 58.5 acres of manicured parkland, woodland, and formal gardens, the main house spans nearly 28,000 square feet across four floors, which are served by both an elevator and two staircases. There are eight bedrooms in total, including a silk-lined primary suite with dual bathrooms, two dressing rooms hidden behind secret doors, and a private roof terrace with sweeping views of the surrounding countryside.

The interiors are grand but never stuffy. A soaring double-height Great Hall—complete with green oak hammer-beam ceiling, hand-carved frieze, and minstrel gallery—anchors the main level. Entertaining spaces flow from there: a formal dining room that seats 20, a drawing room with marble fireplace, and an orangery that opens directly to a west-facing terrace. There’s also a cozy breakfast room, a study, a morning room, and a fully equipped kitchen with flagstone floors and a gas range.
Recent upgrades blend seamlessly with the house’s historic bones: a full smart-home AV and lighting system, whole-property fiber broadband—yes, even in the garden—and a state-of-the-art security setup. There’s also a home cinema with acoustic panels and air-conditioning. To top it off, the indoor pool area, which is lined with Brazilian blue granite and local Hamstone, is chlorine-free, solar-assisted, and includes a steam room carved from a single 15-ton slab of marble.
A study has ornate moldings and windows overlooking the garden.

The gardens are something else entirely. Originally designed in 1895 by Sir Henry Peto—whose father built Nelson’s Column—the grounds have been restored and expanded. Lavender-lined terraces step down to a croquet lawn, with gravel paths winding through rare specimen trees, herbaceous borders, and what’s believed to be the county’s largest Japanese redwood. At the heart is the original water garden, fed by the source of the River Parrett and dotted with mossy bridges, azaleas, and camellias. There’s even a spring-fed ornamental lake with a working fountain at the front of the house.
Additional buildings include a four-bedroom guest lodge with a garden and decked terrace, a smart coach house with two large offices and four garages, and a few greenhouses. Heating is provided via a ground-source heat pump, EV chargers are installed, and you even have a second driveway.

“Chedington Court is, without question, one of the great country houses of the West Country—a rare example of a home that not only honors the past but is fully prepared for the future,” said Blue Book Agency cofounder George Nares. “What makes it so special is the way its architectural drama is balanced by a profound sense of serenity. There’s scale, grandeur, and a certain theatricality—particularly in the Great Hall—but it never feels imposing. Instead, it’s deeply comfortable, considered, and quietly elegant.”
