Looks great! Speaking from experience, don’t do to good of a job because your landlord will now own all of your hard work and can/will use it to raise your rent.

Great decision Dad… we look forward to the green play area for the lucky youngster. You didn’t cave u conquered over many who wouldn’t for a landlord not seeing the investment potential.

Its fun cleaning up a space. Highly rewarding for the family and you!

You should get some reimbursement but only at the end of your stay there if you can keep it looking that way. Don’t listen to the people on here. What if landlord pays you for the work and you let it go and it looks like it did before when you move out. That is not right. Going the route of demanding money and sending invoices and claiming health hazards will get you nowhere. If someone did that to me id have a lawyer send them a get the hell off my property notice.
But nice work! Enjoy it and hopefully you get something if you move out
vinegarstrokes420
Hope it turns out nicely! That’s a whole lot more than you should invest in someone else’s property though. I would have just cleaned up the scrap wood and rocks, taken out big weeds, and then mow regularly.

Should have added sprinklers

Did you paint the fence too? Good for you, hope you can stay here for a while without the landlord doing anything scummy.

I did the same thing when I was renting in the Bay Area. Unusable yard, no interest from landlord about handling it, so I just….did it. Figured it’d be good practice for the day we bought a house.
When we moved out he was mad because he’d now have to hire a gardener or upkeep it himself for the next tenant.

Hi OP! I’m looking at doing my yard as well, and it looks a lot like your before photo. Wondering what you did you get rid of everything? I know I can obviously shovel it all out but hoping not to have to 😭

This is a perfect setup for one of those adjustable width and length of throw sprinklers. Just keep it moist for the first few weeks, not soggy. I’d suggest setting a timer for 8, 11, 1, and 4 for 10 minutes on the early run and maybe 15 for the kid at runs. Monitor from there. You don’t want it soggy or any standing water.

You and your family will enjoy that green space for the whole time you live there more than whatever money you would miss. It’s a good investment in your happiness. You did the right thing and it’s going to look awesome!

Depends on lease etc on landlord paying etc. some don’t want to do up the garden as some tenants don’t care about it and it goes the opposite way.
But hopefully you get to stay a bit longer and the rent stays the same. Then you’ll get to enjoy it. You’re not adding value for where you live but you’ll add enjoyable times.

I know nothing, but it already looks amazing compared to what was there. Kudos to you for taking initiative on it!

Never invest in someone else’s property. That money is better served as a down payment towards your own place.

Fuck your landlord make sure you put that back they way they decided to keep it when you move out

Make sure your watering enough to keep the ground damp four times a day otherwise all that seed was a waste. Germinate make sure you put down at least an inch of water a week or more and keep up with it because there’s a little bit of space those weeds will come right back.

Nice! I’m a landlord and I would easily pay $500 for a tenant to do this amount of work. But I understand it can be difficult to set this type of precedent, and you don’t really know how well a tenant is going to do the job.

Nice work. Best wishes on this

Now he’s gonna jack your rent up because the improved curb appeal has made the place more desirable and more expensive.
